You will do this at your peril! To get the mortgage, you agreed to a series of promises in writing when you signed the note and mortgage, one of these promises was that you would make the payments in a timely manner (as well as commit no waste or damage to the property, that you would pay the taxes and etc...) The mortgage company has the right to forclose if and when you do not keep your promise to them. It's regretable that you are "a little short right now", and Lauren you're not the only ones who are having trouble--but the mortgage company gave you the money to buy your house and you owe them the payments as promised. In Latin it's a simple quid pro quo. Perhaps you can renegotiate with them and have the next payment moved to the end of the term (which would extend your 360 month loan by a month) but take the initiative, call them--don't try to surprise them. - Sun Apr 6 2008, 15:06

Delays are generally a function of the lender's underwriting department. Some are almost always on time, some are almost never on time, we try to pick the ones that we can trust--it's no bargain for the Realtors or the buyers either, when a closing is delayed by the loan commitments.

I have had buyers and sellers in a closing room with their moving van parked outside, and not been able to close, so I know the value of no delays or extensions.

This is a high stress time in any of our lives, and there is nobody who hopes for a delay.

Usually if you have a good relationship with your mortgage originator, he or she will give you a pre-qualification letter or pre-approval letter for the specific house you are focussed on or the exact amount of money you are offering.

For those "sellers" who may be reading this, the pre-qual letter you may have received with your buyer's offer may NOT be for the full amount that individual can afford.

This is an excellent question--because it deals with negotiation strategy. Thanks for the opportunity to address this important topic.

It would seem to me that if style of architecture is the main driving force to your home search, that you would simply go to NNEREN and look at all the photos of houses in your price range. (Or go to Realtor DOT com and do the same--or right here at TRULIA). When you find one you like, check to see where it is, and call the Realtor.

If schools are important, Google up best schools in NH--and you will find the "best" schools as well.

But my questions to you are, "what's rustic?" And what constitutes a "good school", in your mind"

And why Hanover? And what's your budget? And how many bedrooms? And how big a parcel of land?

People call little cabins rustic, others call woodsy homes with grape arbors and trellises nestled into a fern studded dell rustic, other call a broken down tract-home rustic. So being specific will help.

With regard to schools, some people go with the SAT scores, saying the best scores come from the best schools; some demand after-school programs (saying it's not a good school without after school music or art or sports programs). Others think classroom size makes a big difference. So you have some homework to do on where the good schools are--and it's better that you do that research on your own so you are happy with the final decision. Once you find a school district, and with your family's guidance, I'm sure we can find that rustic home. - Sun Mar 16 2008, 05:50
