Hello Mike,
In a perfect world the fact that a sex offender lives next door should not affect the price. It does not affect the house itself, and if you go to the sex offender websites, there is virtually a sex offender in every neighborhood practically. Home buyers have every opportunity to research sex offenders and crime rates in the neighborhoods they are looking in, and seldom do they take advantage of this accessible information. - Wed Dec 5 2007, 12:24

Hello Dan,
It usually takes 3 months of non payments for a lender to start the foreclosure process. The lender will hit you with fees and late penalties. Once the foreclosure process starts you will also get their legal fees tacked on. If you don't think you can catch up, you may want to look into getting help to refinance or sell. It would definately help if I knew if you were looking in the nw, s, sw suburbs, etc.
There are some good options anywhere. The area around Joliet is one of the fastest growing in the state. There are some good areas in Dupage county, or if you want to go a little farther and buy more for less money there are some great areas in Boone, Dekalb, and Mchenry counties. Just a quick look at La Grange Park; For 3 bedroom homes there are currently 63 active with an average days on market being 151 days.
