Al, Everything in real estate is negotiable. It is a fairly common practice for the buyers to ask the sellers to kick in for some or all of the closing costs. This is requested most often when buyers are having a hard time coming up with the cash required for closing. Depending on the loan terms there are sometime limits to how much money the seller can contribute to the transaction. The key is that everything is negotiable. - Mon Jul 28 2008, 20:44

I also would suggest that you arm your self with an ally that knows how to complete the deal and take care of the legal/paperwork activity should the owner be interested in your proposition. That way you don't get bogged down in unexpected delays that would frustrate yourself and the property owner. In your case your "father-in-law" may be a good resource for you.

Gregg, Generally speaking any time you limit your pool of buyers you extend your market time and have the potential to limit the return from your property. A buyers selection of a builder is probably one of the most important decisions they will make so I would recommend that you allow them that choice. That being said if your property is "One of a kind", the age old location location location clause may kick in and determine that no matter who the builder is the property will sell quickly regardless.
