I have called Roanoke, Virginia home since 1990 ( not counting my time as a student at Roanoke College ). I enjoy living in Roanoke for many reasons, but the things I love most about my hometown are the natural beauty, cost of living, and sense of community that I think is unique for a city this size. What all does the buyer have to pay for at closing?

In this market right now it is not uncommon to ask the seller to assist with closing costs. That is something that can always be negotiated.

There are many options available in your price range in the city of Roanoke ,as well as, the City of Salem and the adjoining counties. A quick search of our area MLS brought up about 70+ currently active listings. It really depends on what you prefer. Roanoke has an urban core ( fun nightlife, and many cultural amenities- A fantastic new art museum ( opening in about a year ), theater, opera, shopping, etc.).

Then, in about a 15 to 20 minute drive you are in the mountains and a more rural environment. The Appalachian trail and the Blue Ridge Parkway are both on the outskirts of town- very accessible.

There are many options. A good place to start might be the City website: http://www.roanokeva.gov

If you do decide to move find a Realtor who is a good buyer agent, and make sure you let them know how important it is for you not to have your current experience repeated with your next home.
