"We would absolutely recommend Juanita to anyone! She was outstanding when we purchased our townhome in 2003 and when we sold it in 2008. She understood us and our needs, Was always accessible and returned calls promptly. She was courteous, respectful, and very helpful. She was thorough and helped us meet all the deadlines. Her computer skills are excellent. We listed the townhome in a slow market on April 1st and closed April 30th!"

"Very kind and understanding. I contacted Juanita by email & she had a whole packet of houses and maps for us when we arrived in CO from TX. Without Juanita, we would have struggled to get around and find the right place for our family.
Improvements recommended? NO WAYS TO IMPROVE! I was even recommended a Dr. in Grand Junction to use. I'm 7.5 mos. pregnant and he is now my doctor. It's nice to have knowledgeable people when you are totally new to the area!"

Juanita R. Williams answered:
Yes, it is a big problem if it remains. If it is because of the grading of the surrounding ground, there may be a resolution of which correcting the slope of the ground is only a part.
First respond to meet the deadline for the inspection objection-call your REALTOR. Understand you need either more time to search a solution (and the cost involved) or you walk.
Meanwhile talk to some neighbors as well. Find out if they have problems or know if the house has ongoing problems.
Unless you feel instinctively that you don't want to run the risk at all-try to find the solution and ask the seller to pay for repairs, or reduce the price to allow you to get the place repaired. But get that DETAILED estimate in writing, please!
