Some buyers are having more difficulty closing due to the tightening of credit but I haven't seen buyers intentionally back out of their contracts. While we are experiencing some challenging times, people who have strong financials can take advantage of some great buying opportunities. - Sat Oct 11 2008, 10:05

At the recent meeting of the Home Building Association of Richmond, the past president of the Richmond Association of Realtors statements summarized the state of our market. He said, " Real estate markets are like micro climates - 1 mile can make all the difference. Richmond is full of micro markets. Houses in some neighborhoods are selling. Others are sitting on the market. The market here is more stable because house prices did not spike as much as they did in other cities."

Your best approach is to determine the distance your are willing to commute to work and evaluate the market statistics on the neighborhoods that fit your criteria. - Sun Aug 10 2008, 17:14

This is a question I am frequently asked. Everyone wants to know when we will hit bottom. In the Richmond area, we have been relatively stable compared to many other markets. What's important is to look at the data in the area you want to buy, since price fuctuations have varied by neighborhood. While some areas may have experienced a slight decrease others have increased. Your realtor can provide market staistics on the price changes and market activity over time. I don't know the direction that prices will take in the future, but lately, I've been receiving more calls from investors who often recognize attractive buying opportunities. The June 2008 issue of Richmond Magazine is their annual publication on real estate, which provides a neighborhood guide and related articles.
