Actually I think my answer was that I had to finance the land alone without consideration for the vehicle or modular or manufactured home. Then after I built a home on the property with a construction loan and then I demolished the Fleetwood.
I think I said the other option is to get seller financing. I live in Rescue and actually went though this first hand for not a buyer but myself. - Fri Sep 19 2008, 15:19
I feel your pain I am realtor living in Rescue and see exactly what you see.
Here's my story I bought land with a modular on it built in 1977. Financed the land only. Then built a home using a construction loan and got the credit for the square footage of the modular from the county. It is complicated to do all that but in the end I got what i wanted which was a great house on 9 acres and saved a ton of money.
Option 2:. I would ask for seller financing from the seller. Or you could search for a small portfolio lender who might be able to help at a higher interest rate. - Fri Sep 19 2008, 10:34

When you say your score is low... do you have your report? If not pull it for free at http://www.experian.com to get an idea of what the lenders are seeing. If you have recent lates within the last 12 months on credit cards the lender will take that seriously. The lenders are looking at the package money in bank, good employemtn history and good income without a whole lot of debt against that income. There are lenders that lend on credit score above 630 with a good package. I would try to save as much as yo can in a savings account because that is a really important part of the equation. Have you looked at your credit score online http://www.experian.com you the right to pull your own credit scores- for free -once a year. Usually with folks new to credit you need to have more open accounts. Lenders like at least three open active revolving accounts. So you might have to use your accounts with zero balances and pay them off over 6months to show you can mange it. I would definitely advise you to talk to an experinced loan officer who can give you advice for your indivual needs. If you need a referral let me know. - Thu Sep 18 2008, 17:30

I would us the web site of Loopnet.com. That is what the realtors in the Sacramento area use. As far as repos go I am sure they are among those listed and you should find those based on asking price and condition of property. All the best of luck! - Wed Sep 17 2008, 09:42

San jose agent -- What about Connect Realty.com.? We are internet based ,work from home, and use the internet to get our leads and advertise our listings. Connect realty was developed with the idea that agents are suffering too much overhead and don't get any support from thier brokers who charge them either too many fees or too high of a split. Connect is simple smart and easy we are responsible to find our clients, get the paperwork uploaded into the system and in exchange they pay us 80 % of the gross for seasoned agents and they only charge E & O of $77.00 per transaction. I have closed a couple and I can say for certain that this is truely how it works. I challenge you to find another brokerage with as much support as we have that can pay you as well.
