I am sold on living in Seattle's Eastside and love selling real esate here for locals that want a larger or smaller home, retirement community home (we have some of the best in the country), new construction, investment property, and those relocating to and from the area. I preview new listings every day, so that I always have a grasp of the maket when I am talking to my clients.

HI Kevin,
You should call a local broker or your local Realtor Association to confirm. In Washington state you can't use your license unless you are affilliated with a broker - or you are a broker yourself.

I lived outside DC in Arlington, Falls Church and Manassas for 8 years. Do you have to be in DC or is Northern VA ok? If so I have some areas to suggest. I am now working in Redmond, WA as Realtor - If you need a great Realtor in DC or VA, I have lots of great contacts there and refer you to a competent agent.

Since the inventory is high, and the loans are taking longer to put togehter, the market time is longer right now, but that doesn't alwasy mean that everything is over priced.
Some homes are overpriced (stats don't support their value, they have been sitting on the market, and even with a full price offer they may not appraise for the bank loan.)
Some are under priced to sell quickly (and end up getting mulitple offers, yes even recently in Seattle and the Eastside) Often when you get competivie buyers that all want the same house - coupled with an over agressive agent sometimes - they highest bidder ends up having buyers remorse and the sale does not go through.
If you have a particular area and price range you are interested in, I would be glad to send you a list of property statistics showing the number of days on the market, which ones sold for less than the asking price, and the assessed value ratio (how much over the tax assessed value are they selling for).
Going in to make an offer on any property - you owe it to yourself to be fully informed.

Hi Gayle,
If you are doing the improvements for your own quality of life, by all means go for it and enjoy it.
I would suggest checking with a local Realtor what the improvements are likely to do to help your particular home's value. Update to the kitchen and Master are always good investments in my oppinion, especially if you are going to enjoy it and then sell before it's outdated again.
You should also go to some open houses of new construction homes to see the most recent trends in finish work, etc. That will help you get an idea of what you might like to do, AND what other's are buying (resale value addressed). Anything you do above and beyond the recent trends will likely not add value, but should help you sell faster when the time comes.
My mother grew up in Genoa, Ohio and we love those Mud Hen games... who wouldn't want a house with a new bed and bath close to the Mud Hens.

Here are some tactics I have been using to ramp it up on the marketing side here in Redmond WA:
1. Have your agent coordinate the open houses with all the local listings. Having the whole neighborhood "open" at the same time usually brings a more diverse crowd, etc. and allows the agents to coordinate their marketing efforts to get more bang for their bucks.
2. Ask your agent for a link (preferable tied to a nice photo of your home) to add to every email you send out and add a line under the link "Please forward this link of my awesome home for sale to anyone you know that may be thinking about buying!" The more exposure the better - especailly to people who know you and want to help. Plus this gives the agent more exposure - a win - win and it's FREE.
3. Consider the print advertising in the small local papers with a nice photo.
4. post a special feature or incentive on the yard sign (and add that to the link info, too)
5. Your photos must be outstanding. over 80% (last time I checked with NAR (National Association of Realtors) of home buyers shop the internet first. The idea is to get them interested in that breif moment that they see your photo. So only use the impressive shots.
6. Have faith in the market, it may be slow, but its moving forward. Your home will sell.
Good luck with your realtor review, they should appreciate your concerns and work double time to create some new tactics, or use some of mine, to get the darned house sold.
