The problem may not be in the FSBO listing but the interest in our savvy buyers currently. As a Realtor we have a fudiciary duty to give specific information and data relating the value and the sales history of the property that you are flipping. The Buyer does not get too terribly excited about paying the margin on the flip, even if you do put the work and the property shows the value our Buyers are just not as willing to participate in the venture. Too many horror stories about the flipping properties and the lack of disclosure and the cover up's that have and are existing in some of the past mishaps in our industry.
Perhaps real branding - warranty and service agreements in place with a reputable Realtor in the background helping you create the "value and recognition" might this then make it worth the LOC? - Sun May 4 2008, 21:42
The cost to have this professional done is usually between 15 -20K I would call Fast Cats Excavating Bob Leenstra 253-261-1198. He is licensed bonded for removing - capping off your utitlities. Buyers have the ability to negotiate in some areas 5 - 10% have a seasoned Realtor give you stats and specifics to the area in which you are considering a purchase. Interest rates are great and the market is steady for those who qualify to purchase. Do your home work with a seasoned professional. Julie, A little Brain Storming idea.....ingredients of this could be a difficult transaction. First is there going to be a transition time in which the other agent is going to be available to make the transition with you? Be involved with a program to more or less Buffinni them into place? Possibly a conversation with someone who works the Buffini program. I do not practice the Buffini mentoring program although there are many great agents who do work this program I would bet that those folks have some great solid advise for you, Is the agent going to give you there cell phone number as well? Are you also keeping there email addy as well. All points of contact would be also another suggestion - roll all of these to your current sources.
