Hi Kim,
What I would do is have your agent write up an amendment to your offer at a lower price and present it to the listing agent. This is what it sound like you want to do. Unfortunately, he/she may not have not know about the bedroom not being permitted and disclosed this information to you when they found out.
You really only have two choices at this point if the seller will not accept a lower price. One, to accept the home without permits and close escrow or two, cancel the agreement.

I would suggest that you get in touch with a realtor that works with buyers and discuss with him or her what your plans are for home ownership. what is the best and #1 location in Aliso Viejo?

Hi Sean,

Aliso Viejo is a great community and there are a few neighborhoods that do not have Mello-Roos. One thing to consider is how much the Mello-Roos taxes are in a particular neighborhood. You may be surprised to find out the many of the communities have a very low Mello-Roos.

Another area to consider is Laguna Niguel. It is a beautiful comminity and does not have Mello-Roos. I would love to talk to you about what your needs are. For instance, are you looking for a detached home or will a townhome work for you. Also, are you looking for areas that are near parks and schools or would you prefer close access to the toll roads and freeways.
