Is there an easy way to tell if a home is on Indian leased or fee simple land in Palm Springs?

Hi Rk,

If you find the home on the public access of the the desert area mls, on the bottom you should find the type of land ( fee or lease ).
As for the impact on price there are several other factors in play. How long the lease is, how much, location etc...FYI there are some areas where the lease is being renegotiated and in some cases they are trying to purchase the land from the Land owner ( i.e. Canyon Estates where i have a listing and one that just sold as of today ) The pro in this case is the lower price point.

two questions about using agent

Hey 1st-timer,

You can use an agent other than the listing agent. It is your call. When an agent represents both buyer and seller they must walk a "fine" line.
The other answer to your question is if you hire a buyer's agent you may or may not sign a buyer's contract. Again it is your call. Either way i suggest buyers to use agents ( reputable ones of course) because they can negotiate on your behalf and do important research on the properties like how many days in the market when was it last sold etc etc.

In this market how hard is it to get a mortgage???

Hi SSA,

Financing is still available. What has changed is the criteria to whom can and cannot get a loan based on their credit history. We are basically back to how to market operated in the late 90s. 20% down, good credit history and proof of income. As i have said in here before this is the best time to buy real estate. Prices have come down considerably and there are some great deals out there including foreclosures, reo and short sales. Good luck.

Hi Mike,

Life is of ever changing nature so does real estate and the reasons why people sell their homes. Having to move because of a job offer is a common reason. Unfortunately the market is currently in a very "challenging "mode. If the reasons to move out weigh the reasons to stay then you should move. Another option you might have ( depending on the area and your financial situation ) is to rent your home for the time being and wait to sell when the market levels off, trying to break even if renting in your new area. The answer in already in your question, Your Dream home found. if this is really how you feel about this house then go for it. In the meanwhile put the one you are currently living on the market making sure it will close after you get the other one.
