I have over 18 years combined experience in the real estate industry. I am currently and have been a top producer in my office. I have won numerous awards in my office from being #1 for the first quarter for listings and #1 for sales. I specialize from first time home buyers to luxury homes. I have my bachelor's degree in Liberal Studies from Cal State San Bernardino. I am also an Accredited Staging Professional so I know how to position furniture and other items in your house to make it stand out like a star. On a more personal note, I have a son serving in the US Navy he is a fire controlman. Right now, he is somewhere on the way to Iraq. He is 22 years old and going to be a dad for the first time. He will unfortunately, not be here for the birth of his first baby. My daughter-in-law is in the Navy as well. All of the service men and women sacrifice so much for everyone. Even if you do not agree with the war, I feel it is important to support our troops who sacrifice so much for us. I have 2 horses, and ride as often as I can (great stress reducer!)...and their names are Snicker Doodles (she is a miniature horse) and Bella (she is a Tennessee Walker). I love my horses and we have such great bonds! I also have 2 dogs, Coco (Chocolate Lab) and Casey (a mixed breed that we rescued from the humane society). She has turned out to be the best dog we have ever had! I think she is very grateful to have us! We are grateful to have her too. All of my animals are my kids as well.

We love to travel as well, but have not done much this year. We have been visiting family because family is so very important.

Hi Nanette,

I agree with the other agents about what you will be able to purchase in Upland. I do not want you to lose your gift money at all. That is a lot of money! Why must you stay in Upland? You really can purchase much more of a home in Fontana for that price and have a really nice home. In Rancho Cucamonga you can find a nice condo or townhome, but remember there are HOA fees (Homeowner Association Fees) and some can be as high as $300 a month or higher which can be a lot of money.
Who knows how much (if any) home prices will come down in the future. I wish I had a crystal ball and I am in the business and have been now going on 19 years. I specialize in the Inland Empire and have been a top producer in my office. So, if you need some help, please let me know if I can help you.

Dear Just Looking,

Typically, the real estate agent receives their commission 2-4 days after close of escrow. Escrow has to close out the file and issue all the checks. Then the check gets sent to the broker who takes their cut and then reissues a check to the agent (unless escrow already took care of this). I have been paid as long as 1 week after close of escrow. An agent makes nothing until escrow closes.

Hi Charles,

There are bad areas everywhere in every city believe it or not! What I would recommend is to contact the police department up there. You could try and drive around and see what areas you like and narrow them down and then call the police department. I would also ask the neighbors of those areas because they will be honest. If you see someone out walking, washing their cars etc, I would stop and ask them about the areas. You could drive around at different times of the day as well because different areas become much different during day and night. I am confident if you take my advice, you will find a place you are comfortable with. Get a good agent up in that area. I have several I could refer you to if you would like. And ask them as well. Adelanto is out of the area I typically work in and I don't know what areas are best myself. But, I can put you in good hands to find what you are looking for. In this market, trying to sell a home without a real estate agent is super tough with all the competition. There are many foreclosure homes and other short sales. Susan will need a Realtor that knows how to handle short sales. It is not as easy as people think. There is a lot of paperwork that needs to be put together for the bank and a lot of follow up with the banks after you have an offer to make sure things are flowing how they need to. And, the banks have criteria to do a short sale as well. People cannot just do a short sale because they "feel like it". Short sales should be handled by a Realtor that knows what they are doing.
An accountant is always a good idea too. However, a Realtor will need to list the home and get it sold especially when the Inland Empire has such an influx of homes on the market. A home seller trying to sell in this market will not be able to do it without some help of a professional.

Hi Susan,

I have done short sales and had many successful closings. Why do you want to do a short sale? Are you sure you cannot keep your home? Do you need to move? I am just curious because doing a short sale can affect your FICO scores from 80-160 points. A foreclosure is close to 300 points which is worse. You can email me at calljoan4homes@aol.com or you can call me so we can discuss if a short sale is even an option. You have to prove that there is some type of hardship to do a short sale as well. I can give you information to make sure you qualify.
