There are 47 homes in inventory at The Preserve at this time. There have been 29 sold this year with an average sale price of $663,400. The average days on market is 148. This is with a market that is down 11%. In this price range, this is not a shabby record. These figures are taken from data from the Tarreport. In my opinion, both school systems are excellent. The only thing I could say is the Chapel Hill system doesn't have as much redistricting and moving students around as Wake County. Wake County's system is growing so rapidly, that reassigning students is a fact of life. Chapel Hill's system is probably a little more stable for students. It sounds like you would like Wake Forest. It is just north of Raleigh, has a nice historic district, a downtown area that is being revitalized with shoppes and restaurants. Just to its northeast is Falls Lake with parks, boating, hiking trails, and picnic shelters. Wake Forest has golfing communities that are upscale with pools and tennis courts. The watershed around Falls Lake is protected with low density housing, and no commercial developement allowed, but just minutes from the usual shopping districts. Although, I believe agents should use multiple pictures to market a home, my firm requires a minimum of ten, agents are not professional photographers. Sometimes with bad lighting conditions, it is tough to get a great picture. Some digital cameras are not very good. Maybe if you know some of these photo-challenged agents, you could give them some pointers on their artistic endevors. - Fri Oct 5 2007, 12:43
