Looks like you are under contract on a house and 4 acres. If this is not what you want then engage an attorney to review the contract for you and explain what your options are. Without knowing the details of your purchase agreement and personal situation, I have little to go on accept to say that a real estate attorney will be your best resource.
An important thing to keep in mind about contracts: 1-They are entered into in good faith 2- intent matters, and 3- the writing on the page is is the ultimate rule. - Wed Aug 13 2008, 15:17
Without spending too much time doing research...I'm going to tow the hard line here and say you are probably $25k over priced. They are assuming they have appreciated over 5% per year and that is just not happening with this pricepoint in eastern wake county these days. - Wed Jul 30 2008, 15:43
List it for rent with a large management firm and with an agent for sale at the same time. Smithfield should be seeing better days with the new 70 Bypass opened now.

There is always a risk when you are buying or selling property. I could sugar coat it for you, but it is what it is. Yes, you have a liability but things would have to go seriously wrong for that to happen. I have never had to sue anyone for a buyer agent commission and I don't expect to. I wouldn't be in the business very long if I did.
Interview your agent and feel free to ask for references. Be certain when you hire the agent that they truly understand your needs, your comfort level and your style of doing business. Not everyone plays nice together in the sandbox so finding a good agent is one thing, finding one you like and trust who is also a good agent is another. - Tue Jul 1 2008, 15:02
Don, I see by your zipcode you are in the Youngsville area. If you have been up there more than a couple of years, then you have seen a lot of change.
If you are getting into the business to make a million dollars right away, then you might re-think your strategy. If you genuinely like sales and have a passion for homes and community, then I say go for it. I live eat and breathe real estate and I couldn't imagine doing anything else...
I second the advice Bill gave you about finding a mentor. There is a lot to learn and company training will only get you so far. Typically they just teach you how to stay out of real estate jail.
