Welcome to the area...hopefully! There are many great Realtors who can help you take a look at this home. I wanted to mention that there are some great buys on foreclosures very close to this home. In Wakefield (about 5 mins drive) from the home you selected, there's some SOLID buys with equity in another wonderful neighborhood.

I relocated to Raleigh about 11 years ago. I'd suggest you take a look at the Wake Forest/Rolesville area. It's close to everything, small town feel but large city amenities. The schools are solid and it's a great spot to raise children!

Sean, I've helped many first time buyers still in college or just headed to their first job. The most important thing is you buy smart, when you are ready. Speaking to a mortgage source is the first step to make sure you're qualified and looking in a price range that is comfortable.

I bought my first home with the intention that I'd stay 2-3 years and keep it as a rental when I purchased the next home. It's been a great plan for my retirement and financial growth. At 31, I now own 7 homes!

In the Raleigh area there are many options that will provide you with a home of your own for the same amount as rent. I'd suggest staying away from a duplex as your first purchase. It's a lot of maintenance and you also don't want to dive into being a landlord when you're just learning the pro's and con's of ownership. A townhome is another great choice for first time buyers.

If you're handy...there are some GREAT deals on foreclosed homes that need a little spit shine...

Donna, just had a quick thought that I forgot! HUD foreclosures are a great possibility for you too. They have $100 down payment program for owner occupants. That might be a great option if there is a home that you like. They come in all levels of repair...some move in ready other need an overhaul!

There are definitely loans out there for folks with decent credit buying a home for themselves. FHA has some great options and as Peggy mentioned in the PP USDA is a wonderful options if you're looking in certain areas. However, USDA is out of $ right now and only certain lenders have access to those loans.

The absolute first step is to qualify for a loan though...you need to have a budget to house hunt with! Also, if there is anything you'll need to do to ensure you qualify, it's best to know now instead of later.
