what is the crime level in 27603 area (Raleigh)?

It really depends on the area. The best thing you can do is call the Raleigh Police Department. They provide a great service on a street-by-street basis. You can call 919-890-3325, and on a street-by-street basis they will fax you all the 911 calls placed in the past year, and why they were made.

I'd also recommend speaking with an officer assigned to the area. My experience with the Raleigh PD has been very poitive with these matters.

What are the best areas for family in RTP?

Sadly, agents are not allowed by law to discuss "family" neighborhoods. If you want to learn about schools, go to http://www.greatschools.net. As you will see, Chapel Hill Schools test at the top for the state. My children actually went to public school there for a time, and we were quite impressed.

Are you mostly interested in Chapel Hill? Some homes in Chapel Hill are a bit high right now, but the busy season is just beginning, so new home buying opportunities are on the horizon. Overall, the neighborhoods you mentioned do very well for appreciation and resale.

The Triangle MLS has over 8,000 Realtors. Not all of them are "producing" agents. According to Trend Graphix, there are 7198 producing agents Triangle-wide. Of these producing agents, Many are part time, or minimally-producing.

The Umstead Park area is doing very well. Appreciation has been strong, and days on market is (generally) below MLS average. The location is excellent with regards to access to the airport, shopping, medical, etc... There is also a great range of home ages, type and price. There are townhomes in the 200k price range that back up to the park, and detached homes well over 500k. You obviously did your research - as this is one of the most desirable areas in the Triangle.
