Exposure. Sounds like your a For Sale By owner. Marketing is very key but if they want to move to queens they will search the correct portals. Is your house priced right? Whats missing? Renovations? Location? If you are for sale by owner you might not get honest answers to these questions people never want to offend the seller but they have no problem telling a Realtor all the issues. Most likely you need to be more focused on getting people that are in area to see your property thats where most of the buyers are going to come from. I am sure you might also be thinking that buyers from Manhattan might look at your house as a good deal vs manhattan prices but they dont. They want the city. what depression. The media has been selling this depression state very well. South Ozone, Richmond Hill woodhaven these areas are having a tough time listings on every block. Your in a tough market but there is opportunites evern for you in these areas you have to find them. Good Luck and stay focused I hear some office say they can sell and some say they have no problems. Dont listen to the media the media speaks over all not town by town. listen to your market and if your market has negative answers find a way to flip those issues and generate positve results. First if you are buying a condo/ coop in Rego Park that is not an investment. I think what you mean isIf you are looking to occupy the apt yourself and your concern is would they be a good resale value on your apt when you decide to move consider Real Estate commission transfer taxes and flip tax from the board. If you get a buyers agent than you will be required to sign a listing agreement in order for them to properly represent you as so. In NYC a buyers agent isnt so popular as is with the rest of the country. And if you are looking at new condo development there is someone in my office who specializes in Astoria, LIC, Willamsburg, Greenpoint. All have great properies popping up. Forest Hills is not an area to get to much affected and prices have come down. NYC is a stable market side by side with the counrty we are in a market of our own.
