About Me
Associate Broker, working with my wife Marjane, who is also an Associate Broker, for Coldwell Banker Partners in Colorado, as "TEAM McCALLUM". We serve the communities of Pueblo, Pueblo West, Beulah, Colorado City and all surrounding areas of Pueblo County, and can also put you with reputable brokers in other Colorado cities. Although we do enjoy working with sellers in listing and selling their homes (of course!), we prefer to be "Buyers Agents" because It's much more rewarding to know that we've protected people through the buying process, and eased their transition into our growing community. Rule of Thumb When Making An Offer?

I always look at "Days on Market" when advising buyers. If it's a new listing, the sellers are wanting to be pretty close to the asking price. If, however, the house has been for sale a long while, other motivating factors come into play, so a lowball offer might fly...or at least be considered more seriously, especially if the house is sitting vacant. - Mon Nov 12 2007, 11:44

Pueblo is a great buy, compared to other towns north of us. The projected renovations going on in the Downtown district are sure to increase tourism and anchor more businesses, tired of the over development going on elsewhere. Pueblo West is a great area, with large lots and low crime. We may be

What does it mean when a FSBO lists one price..?

This might be good for the seller, if he can generate any buyers from his sign. But, who is there to inform the buyer of his rights and opportunities to get out of the contract if things go south? I recommend that, if you do like a house that is a FSBO, don't contact the owner. Contact a reputable Realtor and ask him to contact the seller to get a commission agreement to be paid by the seller to your agent, just for this showing, and have him arrange a showing for you. Sign a one-day agreement with the agent for this showing. This way you will have a no cost representative in your dealings with the seller. Many times the seller will agree to this, because now he only has to pay partial commission, and is also somewhat protected, in that someone is keeping up on the dates for performance of both parties in the process. - Mon Oct 22 2007, 14:24
