There are two reasons your buyers is asking. First , your buyers doesn't have the money. Second, the buyer wants the seller to be made aware of all material defects of the house. This is a way to then ask for a reduced price, or other seller consessions. Once a seller has an inspection in hand all items marked can be held as material defects.
