There are a lot factors to take into consideration when one is in the situation you described. I think the first question that should be answered is "why are you selling" followed by "do you need to sell" Have you actually sat down with a mortgage counsler and discussed your situation? I have several lenders that are doing loans on manufactered homes depending on the client and the home.

how can I get altitudes for various properties?

The best source that I know of is the Yavapai County web page: http://mapserver.co.yavapai.az.us/interactive/map.asp Once there you can search for the property by address or parcel number by using the drop down arrow on the upper right of the page. Once you find the property you can select from the right side and select "land features" then select "countours" the map will reset and you will be able to see the altitude lines onthe parcel. buy now or wait even longer in hopes of house prices dropping more?

Hi George,
Yes home prices are declining, but not all areas are doing it at the same rate. Just like anything thing if you find the home you realy, really like and decide to wait for the price to reduce chances are you will lose it to another ready buyer.
I would suggest contacting a Realtor in your area to help with your quest. They can negoiate the best price for you thus making it a win, win situation for all parties involved.

I am a transplanted Californian who moved to Arizona several years ago. I live and work in Northern Arizona in the Prescott area and I can tell you it was the best move I could have made.

Prescott is the fourth largest city in Arizona and still growning. It still maintains a small town feel and actually has four seasons, blue skies and no smog! It really helps one undersatnd why people are selecting this area to move to. - Thu Oct 11 2007, 12:09

Where can you go for more green, less gravel???

I know that Arizona is considered desert, but you can't dismiss the Northen Arizona area. Prescott has tall trees, a mixture of Pondersoa Pine, Pinions and Oaks with a maze of open spaces and hiking trails along with cooler temps. We even get an occasional snow flurry that will stay on the ground for a day or so. You should be able to find a very nice house in the $400,000 range. Prescott is about 2 hours from the Phoenix area so it might qualify.
