This beautiful rural area of Pennsylvania, has been my home for all of my life. I was raised in the North End of Pottstown and througout my life have lived in the Gilbertsville and Pottsgrove areas. My husband, Kevin and I have raised two wonderful children; a daughter, Maygon (27) and a son, Josh (22). Tray...I agree with my colleage, times are tight as far as appraisals go these days. Although the age of the home is a huge contributing factor, the addition of a two car garage and additional square footage should be showing up in the equation-especially if the other homes in the area have less sq. footage and no garage. Amanda....quite possibly you may not understand what a Realtor acting as YOUR buyers agent means for you. First and usually, a most often understood fact: Having a buyers agent costs you nothing. The buyers agents commission is paid by the seller when you finally do purchase your home. Your agent is responsible to your well being and working directly for your best interests in any and all transactions. This would include finding out what you are looking for and keeping you posted on any and all new properties that fit your needs as they come on the market. Many new buyers simply call the agent on the sign in the yard of the home they are interested. It is very important for you to understand the consumer notice; which presents all of the options available to you as a buyer/seller in the real estate market--for instance; when a buyer contracts with the listing agent of the home they are interested--that agent is ALSO equally responsible for the best interest of their sellers. Having your own buyers agent will put YOU and YOUR interests first and foremost. Secondly, you should meet with any perspective buyers agent and be sure that they are a "good fit" for you...someone that doesn't make you feel intimidated for asking questions...someone that you are comfortable with. These are the basis, in my opinion, of a successful real estate experience for you as the buyer!

Joan has answered this question very accurately, Kate. This rural "farmland" has just burst at it's seems with new communities in the past 10 years and required larger schools among other things that we might call "growing pains". The Birdsboro area, while an older community has some very nice homes that you may want to consider and you will find lower taxes, as well!

Tammy... I must say that when I saw your question posted I was quite anxious to see what my colleagues would have to say...Actually, I'd expected to see quite a few more answers like Joe Sheehans! But seriously, choosing the best agent for YOUR situation is as individual as choosing your spouse! It must be the perfect fit. In making this decision-it is absolutely imperative that you feel comfortable and uninhibited by that agent. You must be able to ask ANY question that pops into your mind and not feel as if your agent is thinking you are being ridiculous. Also, I ask that you consider the fact that seeking out top producers may not always be the way to go...while these agents are top producers for a reason--they are also often times VERY busy and are simply unable to give you the attention that you deserve.
