This beautiful rural area of Pennsylvania, has been my home for all of my life. I was raised in the North End of Pottstown and througout my life have lived in the Gilbertsville and Pottsgrove areas. Well, Meghan, there are several things you'll need to consider. You should gather comps in the area and see if this price is within the market's range. If you are working with a buyers agent they should be able to help you to determine a reasonable offer. In the current market, buyers tend to think that sellers are going to be willing to give in to low offers out of desperation. If their price is in line with other homes in the area, you need to state your reasons for a low offer...needs a new roof, heater etc. Make your case and give what you (and your agent) feel is a good offer and go from there. If buyers come in with extremely low offers..there will more than likely not even be a counter by the seller. - Tue Jul 15 2008, 15:26
Chrissy...I would have to assume that your agent has presented showing feedback to you and you've addressed any of those issues. This can be a tough market...unfortunately, I have to agree with the statement that another price reduction might be an option, if that is possible for you. It is hard to consider what the market value of your home was when you originally listed your home and the cold hard fact that it could very well now be many thousands of dollars different today. Chrissy...there have been very good and precise answers to your question in prior posts. These are statistics that are just that-statistics. Let me address what is probably driving the actual question...Will my home sell faster than that 83 average days on the market? Please keep in mind there are MANY factors contributing to those numbers...condition of the home, it's "uniqueness", is it properly priced from the start, location etc. I am from the Stowe/Douglassville area where there are 4 homes in a proximity of about 6 blocks of each other...2 of those homes have been on the market for over 120 days and 2 of those homes sold within 2 weeks of being listed on the market. I have lived in the Pottstown (Stowe) area all of my life and work daily with buyers in the area, so I am very familiar with the community and Upland Village. In looking at your property on Realtor.com I see that you are asking $199,000. There may very well be several other properties for sale in your local area and the prices of those would be affecting your home. Take a good hard look at your home from a buyers perspective...is everything clean and sparkling? Do they get that warm and fuzzy feeling when they walk in the house? Did you know that buyers form their opinion of your home within seconds of entering the front door? Most don't even realize it--so the entrance to your home MUST be in tip-top condition; free of clutter and spotless! I would suggest checking with your agent on showing feedback--she would be able to tell you what the buyers are "hedging over"...Best wishes. - Thu Jun 5 2008, 07:55

I just had clients sign contracts this past weekend in a beautiful development in Gilbertsville-Fairbrook. The builders are Rouse Chamberlain; an award winning company. There are several different communities in the Gilbertsville areas. This is a gorgeous country area that allows very easy access to Rt. 422, the turnpike, the Schuyllkill expressway. I've lived in the area all of my life as does most of my family! Depending on where you are commuting to- Gilbertsville could be the perfect answer for you.
