Hello- Like many others, a tough predicament. How can you really "stand out"? Are you listing with an agent? A full-time RE agent? That's a big difference.
Can you rent this out for a while? Might be an idea if you have to move- ASAP.
I'm a rep for a real estate advertising company, called Cheap House Payments. May help your listing stand out amongst the 170 total for sale in your town. You need to stand out in some manner.
Mortgage rates have been going up, and likely will continue for a little while. That's not helping these "buyers" either.

Hello Raf- Good insight from the others. I lived in Lynn for about 2 years, and am quite familiar with the area there. It has some problems, but it also gets a bad rap. Realtors cannot legally steer you in a one direction, so their advice may not always be truly honest. You know with your own eyes after driving around the town. Spend a day and part of the evening going into different parts of the city.
There are parts of neighboring towns, like Salem, Beverly, and Revere, that are just as "tough" as Lynn is. So its more than just the name.

Hello Kathy- The easiest way out of this is a home equity loan- if you have decent equity left in your home. Max LTV is usually around 89% of current value. Most HE loans can close in 7-10 days.
