Were you previously in school? If your previous 2-year history of work/school/whatever makes sense, generally it doesn't matter. However, everything will need to be documented. There are several options at your disposal, and the process is actually much easier than it often made to sound. That sounds awfully high, but it really depends on the purchase price, etc. Here in Oregon a buyer can generally come to the table with no money down using only 6% seller contributions: 3% each for down payment and closing costs. Have you received a good faith estimate? It sounds like you're probably being taken, but it's hard to tell without seeing a statement of fees.
