I would choose the Hawthorne home as long as it was at a fair price. You will have more appreciation in that home, which is very important for first time home buyers. Also, you will have a much easier time when you decide to sell. You should ask your Realtor what the average DOM (Days On Market) is and also the average appreciation rate for each area.
This is a very personal decision based on your economic situation, your skill level at home repair, and your taste since these are two very diferent neighborhoods. Again, I urge you to sit down with your Realtor so you can make an informed decision. - Thu May 8 2008, 10:56
According to March '08's Market Action report, Portland is still seeing appreciation. I personally am selling my listings within a month of them being placed active on the market. I tend not to put too much stock in national publications, according to them the bubble should have burst in Portland years ago. We are ranked #1 as the place to live for retirement, we are consistently in the top ten for livability, and have a large influx of out-of-state buyers. Sure, we have slowed down to a more realistic market, but that is to be expected. Can the Portland market decline? It is quite possible, especially if our national economy does not improve or worsens. But as with the stock market, real estate will eventually cycle back.
As for your question about your transaction, I suggest you speak to your Realtor. He/she can provide you comps for the Hawthorne area as well as explain the legal ramifications of your contract. - Wed May 7 2008, 12:16
Dirk is correct, most seller's end up using a Realtor...especially in this market. Why Is that? There are multiple reasons, but here is one many seller's don't think about.
Most home buyers prey upon For Sale By Owners for one reason -- to save the commission! The buyer knows that you are not paying a sales commission. Therefore, the buyer expects to buy your home for a lower price.
Now, why did you decide to sell as a For Sale By Owner? The answer is probably the same -- to save the commission! The problem is, there's only one commission. You both can't save it!
What are you really trying to accomplish? Saving a commission, or putting the most amount of money as possible in your pocket at closing?

Of course Lake Oswego itself is a fantastic area, but a little on the spendy. However, since your husband is handy with a hammer it may not be out reach in your price range. Another area close to I-5 and 217 in West Portland. With neighborhoods such as Multnomah Village and Raleigh Hills you can't go wrong. Portland is in the top ten of everything from best bike trails to retirement! Around 50% of my client base in from out of state and I am a pro at making the transition as stress free as possible.
