About Me
I have been in the real estate profession for 12 years. I offer the services of my team for both commercial and residential real estate matters. We work with buyers, sellers, those relocating and developing.

We have also been quite active in the Short Sale market which benefits both stressed out sellers and bargin hunting buyers.

Another field of expertise is in Bond For Deed owner financing. A very good option to marketing properties where a bank is not a good option.

Hi Marc,

Its only as good as the paper it is written on and without a signature, its not valid. If you are representing a seller making an offer to a buyer and expect both parties to sign, which is doing it a bit backwards, fine. I can't think of why you would present an offer from a buyer to a sller NOT signed. I would not expect the seller to find it too motivating.

Hi Ty,

I just went through that with a property for my buyer, although the owner isn't in jail I do not think. When the time frame for the seller to redeem that property has expired, the bank can then take control of the property and sell it. You need to contact the lender and speak to their department handling the foreclosure. You can get a lot of the info you need from the registry of deeds wher the proprertyy is located. You can get a copy of the deed and mortage which will give you what you need to find the bank and contact them. They will be glad to hear from you as banks do not like being property owners. If you need hekp with this, let me know and I will have an agent from our local Keller Williams office help you get it done.

HI Carrie, There are lotys of lending institutions out there. If it is a valid debt, they may all ask you to pay it. If it is NOT a valid debt, you need to contact the credit bureaus the debt appears on and have the reason why it is not valid added to your report where it appears. An example may be, "this is a cell phone bill where the company automatically renewed my plan after expiration without my consent or approval and are looking for an early termination fee." This may appease the lender and have the debt not made a required pay off if it were true and you could show your initial agreement showing you had honored the contract as agreed and signed.
