One word: EXPENSIVE!!! Also rude people and more traffic than NYC. It literally takes you 30 minutes to go 1 mile during season. The beaches are nice though. - Thu Apr 24 2008, 11:22

I am answering this as a homebuyer myself. I had to choose between Port Charlotte and Cape Coral when I came to florida. I chose Port Charlotte. Boy did I dodge a bullet. I absolutely loath Cape Coral. The traffic is horrible, There are too many rude people, it is close to nothing, It takes forever just to get to the freeway (I-75), I could go on and on. Port Charlotte is much better. Although the choice of restaurants is seriously lacking here. I love living here. - Thu Apr 24 2008, 11:14

Beware buying sight unseen. I know which condo you are looking at in Deep Creek. The second floor is probably frame and they sustained damage from hurricane Charley. Someone mentioned Charlotte Square, they are very small, dark, and low ceilings. There are many "brand new" condos in Deep Creek around $99k that have never been occupied. And they have covered parking. Lake Rio Townhomes does not.

Most of my buyers have paid less. A good realtor can help negotiate this for you. Example List $79K-Sell $70k,I can help you.

I need to combine a first and second mortgage. What is your best advice?

Paul Wadsworth answered:
First have a realtor tell you what your home is worth. If you owe more than it is worth you cannot combine the mortgages. Lenders are getting tighter on their loans and will not lend more that their appraisal so it is best to find out before starting the process. - Thu Apr 24 2008, 10:50
