Another thing to consider is who owns the home, a bank or the government (HUD). The addendums buyers need to sign (typically after an accepted offer) will vary widely. For example, some bank addendums specifically state the buyer forfeits the earnest money deposit if they don't follow through with the sale, regardless of the reason! So be sure they have thoroughly read through and understand what they are signing. - Sun Aug 17 2008, 16:26

Any advice for an open house?

First, post your open house on Craigslist.org and OnlyOpenHouses.com. I agree with Lynn, make sure you use a tons of signs pulling people in from every direction. Give guests a flier about the home that they can take with them, and ask them to sign in so you can follow up with them afterward. Soft background music and candles are also a nice touch. What price it correct, the banks asking price or the mls price?

Hi Tracey,

Banks will often wait a week to collect all offers and will accept the one to net them the highest. Doesn't matter if you were the first or even the highest bid, with one exception...cash. They will often accept a cash bid over a mortgage because it's more of a sure thing unless it's crazy low. But in the end, it's all about their bottom-line. - Sun Jul 27 2008, 09:22
