I recommend you give Tyler Moxley a call. He is a local agent and resident in Dublin Ranch. The volume of business he has done in the area should be to your benefit. I ALWAYS recommend you use a buyers agent to represent you. There IS room for negotiation. Condo in Pleasanton, good as investment property?

I think before you get to far you may want to speak to a Mortgage Broker such as myself. New lending guidelines may require a higher down payment. The other question I would ask is on your current residence and rental do you have greater than 30% equity? There is new guidelines for approval on the new investment loan since Freddie and Frannie have implemented "Buy and Bail" policies. Are all foreclosures sold as is?

The Bank should assume responsibility for health and safety issues before the home is listed if the listing agent is doing a good job. There is an option of doing an FHA 203K rehabilitation loan on property you are describing. If you would like further information feel free to email me. You still can get 90% financing but MI will be attached.

One question to you would be is the status of the value of your current residence. This may come into play with the Fannie Freddie Buy and Bail guidelines. Great answer Chris, you are right on the money. I grew up in Pleasanton, Val Vista to be specific. There are some issues in the area, i.e. drainage but as you said a sump pump does the trick. Val Vista is a great place to raise a family and the schools are great! My son just started yesterday.

Val Vista is a great value in the area and better yet there is great financing available and EEM mortgages available to make energy efficient improvements.
