About Me
I’m a husband and proud father of four adult children and 1 grandson. I understand family issues. I’ve enjoyed living in the Bay Area for my entire life and I’m here for several reasons. First is family and many still live here as well. I also enjoy the moderate climate, gorgeous scenery and an abundance of recreational activities like running, water ski, boating, and sports just to name a few. I know the Bay Area well and I love living here!

When I began my Real Estate career I joined Prudential California Realty and now work with Windermere Properties of the East Bay. I moved companies because of Windermere’s excellent reputation in the Real Estate market, but also because they provide their agents with some of the best training in the industry. Not only do I help buy and sell houses, I know them from the inside out! In addition to being a Realtor, I’ve also been a Licensed General Contractor in the State of California since 1984. I am the owner of a construction services company specializing in high-end residential remodeling and custom home building. As a result, when looking at homes with prospective buyers, I am able to view the homes from a contractor’s point of view and make assessments as to the condition of the homes we see. I can also make recommendations on home improvements and remodeling ideas. When working with prospective sellers, I can accurately assess what needs to be done to a home prior to marketing to ensure that the home sells quickly and for top dollar. I can also suggest ways to enhance the value of the home and very likely can save you money at the same time!

"Dear John, It was a true pleasure working with you in the sale of our home! After living in our home for 19 years, you might say settling in was more than just mowing the lawn. We had “stuff”. We also got to know Real Estate agents in the area. Agents knocked on our door, sent us postcards and recipes. Agents would automatically enter us in “Win a Thanksgiving Turkey” contest just because we lived there. We saw it all. Thanks to my associate Ailynne PeBenito for mentioning my name she is correct I do work the Walnut Creek/Concord area. I have helped many clients buy and sell many homes in the Contra Costa County area. Another city to consider could be Pleasant Hill, Layfette and Orinda. All of these towns are along the highway 24 corridor and have BART access to San Francisco. Is there any update on Intermodal project near Bart Station?

Pricing in the Union City area is feeling the effects of the real estate downturn as well. I have offers pending that are "Short Sales" off 11th street by the Bart station. 2 bedroom condo's 2 years old reduced from the actually purchase price that are very good deals for my buyers. I don’t think prices are falling but just adjusting in the housing market. Because of the loans and buyers in say 2005, 2006 being able to purchase anything they wanted without showing proof of income and their loans adjusting without them getting additional pay increases and not being able to refinance they are walking away from the home causing them to go into short sale & foreclosure. With interest rates down and pricing down this is the best time to be a buyer. I don’t think you can beat this location.(Union City) If you need to commute anywhere in the east bay this is the easiest starting point After the Intermodal project is completed those homes along 11th street the newer homes built in 2005 off mission blvd. will be very desirable and have great value.

Living in Union City for 22 years and specifically my neighborhood called 7 hills I can remember back about 7 years ago when the fields off Mission Blvd were vibrant with colorful Gladiolas in bloom. Now subject to 100’s of single family homes. It seemed that most people’s view of Union City was that it is a blue collar community and housing values seemed to reflect that. I on the other hand was waiting on the city to get with the program of creating an up-scale city environment to the likes of say Pleasanton, Danville, or even Alamo. Would it every come to pass?
There has never really been a “downtown” in Union City or a place to just shop and gather within the community. Fact is I would go to neighboring cities like Fremont or Newark to find and purchase most of the products and or services I would need for my family and home.
Union City had no real commerce to speak of in the mid 80″s the largest anchor store was Kelly Moore Paints off Decoto Rd. Then came Home Depot and of course our new Union Landing. This was all the start to keeping Union City residences to spend tax dollars in our City not Fremont, Newark or Hayward. The problem was everything had been built on the far west side of town off highway 880. It still felt like driving to Fremont.
Now 22 years later and the word of the day is “A Bold Vision”. This could be an understament to say the least.
The Intermodal Station District ;
This district is going to be the very heart of Union City’s economic future, it’s going to be a visionary project that provides the city with an opportunity that is unique to the Bay Area.
A Walkable Community ;
This will be providing a variety of mixed town homes, condominium flats and residential towers planned to be 16 stories.
A New Town Center;
This public plaza will feature a fountain, terraced seating, and public art. Either a library or a fine arts pavilion is planned for the plaza.
New Housing;
Avlon Bay will construct 438 Apartments on the former Litke property, KB Homes has constructed 216 Townhouses on the former Pacific States Steel Corp. old site and Barry Swenson Builders is planning to build up to 1,154 housing units, 61,500 sq. ft. retail ready space fronting on 11th street and 12,500 sq. ft. of commercial space. Research and development opportunities will be available on the Shelton property, PSSC, and the former PG&E pipe yard as well.
This is going to be the place to live in the S.F. Bay Area. It seems to me that the vision of many officials like Planning Commission Chairperson Cathy Sweeney and Zoning

Livermore is a Great place to invest in Real Estate. You will find it less expensive than Pleasanton and a much better commute than say Brentwood or Tracy. Kelly is right about those new developments. I really like "The Grove" Northbrook Homes" builds a great home all of their designs are more country feeling no stucco and they have a really nice community park right in the middle of the development. If your are thinking about buying a "NEW" home I think this is a great time. Prices are really at a all time low from these builders and interest rates are still very good as well. The new builders have left over inventory from over a year ago and want to get them off their books before the end of the year. If you contact me before you go visit any new builder I will be able to negotiate a "REALLY" supper deal for you that could include a lower price and many upgrades as well. The key here is I need to register you on the first visit. I know all of the new communities and the agents that are at the model homes. I can meet you out at any of these new developments anytime.

Is it best to avoid purchasing in the four corners area of concord?

Concord is a very large city and I have several clients that are buying in Concord. Most of my clients that have lived in the Concord area tend to stay away from the four corners. The homes seem more run down and I do believe that the crime rate may be higher in that area. Call the concord police department and ask about the crime rate in and around the four corners area. If you are looking to purchase in Concord try the streets that have the "States" names these are close to the Concord Clayton border.

If you're asking about providing a blank check to the payee I would not leave it blank. The check you're talking about would be your good faith deposit. This is usually made out to the title company from the buyer when providing a purchase agreement. When submitting an offer for REO bank owned property the bank is in control of the title company selection and it usually is them handling their own escrow. My buyers are making the good faith deposit out to "The Title Company" not leaving it blank. And remember this deposit is to be deposited into the brokers trust account and held there until you are in contract. After that the escrow company will pick up the check from the broker for deposit into the escrow. You should not be giving you agent blank checks to bid on REO properties.
