Hello Investor MS,

Plano schools are one of the most sought after districts in the state. I have actually gotten would be buyers into Plano rentals just to finish out their children's education before they purchased in a more convenient area to their workplace after graduation. That is just one scenario that would make it very desirable for investment opportunities. According to the Harvard Business Publishing Plano is the number 1 city to build personal wealth. With that said there are often times where executives that are transferred here for just the short turn that would be interested in such investment properties.

As diversified as the culture is here in Plano I find that investors have a great return on their investment given time, opportunity, and a reputable management team to protect their investment. I have such a team ready to work for you if you choose to invest in Plano. - Wed Oct 8 2008, 09:06

FSBO is just an acronym for "For Sale By Owner". Have you gotten the answers you needed? I hope all this is helping you. I had a home listed that backed up to Coit and a small consideration was given for that from the beginning. In this market, buyers are looking to get the best deal. After a while the street kept coming up. In time my seller considered it's location and priced the home to sell quickly, just to avoid the continued expense and the ability to move forward with her plans. - Fri Sep 5 2008, 16:36

I would contact your agent and see what you can do about the right price reduction to take that into consideration. I have listed homes with similar amenities and yes their is a buyer out there that will consider your home at the right price. Time is also a consideration at this time of the year. Your home is just not priced right in comparison to other homes in your neighborhood that do not back up to McDermott. The best of luck in the sale of your home! - Tue Sep 2 2008, 15:05

Hello Seb,

I hope both agents interviewed you as to your motivations and desires. Often times we can eliminate property by just inputting what is most desirable to you in a home. What is most important to you and the conveniences that you might want to address are key notes that should have been cleared before any information was given to you. What intrinsic and extrinsic motivators are important to you when making a decision on the areas you are interested in? Did you enter into a Buyer's Representation agreement? Each party’s duties to one another would have been a great start in initiating your search. Certainly there are number of homes out there, but you might find some desirable/undesirable just based on the location and type of housing surrounding the property.

When viewing properties, it might be a great tool to write down what you liked and disliked about each property. You might try rating them based on your needs and then having a second look at the top 5 or 10. After viewing a large number of properties, most of them just seem to run over each other, therefore forgetting those you might have liked in the first place. If the property seems to talk to you, it should be ranked very high compared to those that lost points due to lack of updates, amenities, and conveniences to your specific needs. Both areas you are searching have their own unique qualities. Establishing a great rapport would be very important to any agent that has the distinct opportunity to work with you. I lived in Simi Valley for a little over three years. Be prepared for the difference in the thickness of the air here. That was the first thing I had to get reacquainted with. Plano or Coppell? Well, if it's convenience and a vast array of quick and convenient thoroughfare, Plano would be a winner. Depending on your price range, it might be a hand toss between the aesthetics of the areas that you prefer. For entertainment, it is difficult to beat the convenience of Plano's location to Addison's entertainment district and downtown. You might want to Google each of the cities and see what is most desirable about each location.

Comparing Plano to Coppell would be like comparing Westlake Village to North Ranch near Simi Valley... Just bits of insight since you are from the LA area. - Mon Aug 11 2008, 12:27
