In Pennsylvania, it ensures that the agent works with YOUR best interest in mind and keeps your conversations confidential unless otherwise directed by you. It ensures that you have a professional working for YOU. Other agents answering this question are not from Pennsylvania, so I would be careful seeking advice from somebody who doesn't practice in this state. When all else fails, read everything carefully and ask a lot of questions.

That's a tough call...both have gorgeous houses, proximity to Downtown and are well known neighborhoods...both are historic districts with some guidelines/oversight when it comes to exterior restoration if you are looking at purchasing something as an investment
One thing that MIGHT tip the scales in favor of Schenley Farms is that it's close to The University of Pittsburgh and UPMC and people who work there can walk to and from...

Shadyside and Oakland are neighborhoods and they are adjacent, so there may be houses on a street that goes through both neighborhoods. You'll notice that Pittsburgh is made up of dozens and dozens of neighborhoods, each distinct...it's what makes Pittsburgh so fantastic!
