For over 10 years, I have helped clients select the perfect home or home-site in the areas of Chatham County, NC (Pittsboro), Chapel Hill, Durham, Cary, Apex, NC and the surrounding towns in the RTP area of North Carolina.
My family and I relocated to the Triangle Area in 1990. We chose this area because of the quality of life, the beautiful land, and the friendly people here.
Before becoming a Real Estate Agent, I worked as a teacher in the local Elementary and Middle Schools. Working with children and their families for many years, I understand and appreciate the importance of community. The Triangle Area offers many great places to live where the quality of life is excellent.

What do we do now?

Sorry you are having such a difficult time.
We are seeing more underwriters kicking back appraisals than ever before. In the past couple of months this has happened with several transactions I was involved in.
3 solutions that worked for my clients recently;
See if the underwriter will accept the appraisal with more comparable sales in the appraisal.
If not, check with the lender and see if the underwriter would be willing to accept the price with a second appraisal. This has helped me twice now in the past few months.
Finally if you are going through a bank, you may have to switch to a mortgage broker who may have more lenders to choose from. Then unfortunately find another loan program that will meet your guidelines.
Make sure that your agent looks at your loan commitment deadlines and follows up with an addendum to adjust the date if needed and the seller is agreeable.

I have found a few of my postlets on Zillow, but… only on the couple I did not upgrade. They are new construction and I did not have enough photos to produce a decent upgraded version. The reason this MAY happen is the non upgraded version has ads powered by Google. I believe Zillow and postlets and Google are related. (Not 100% sure but believe there is a connection).
Postlets have a disclaimer that its info comes from Zillow.

I would like to suggest you consider the Triangle area of NC. It is comprised mostly of the areas around Raleigh, Durham, Chapel Hill and Pittsboro, NC. Each of these areas offers a different living style, but all will likely offer you a better budget for homes around $800,000. My clients from CT are always pleasantly surprised!
In additional Chapel Hill Schools consistently rank with the highest end of grade test scores in North Carolina. I understand this is an important consideration for you.

The home must meet FHA guidelines in order for it to qualify, so that may be a consideration of the listing agent. The agent may know it does not meet all of the guidelines. There is also a cap in every county of the loan amount for FHA mortgages.
I would ask your agent to find out from the listing agent believes this home does not qualify for FHA financing.
Some agents and sellers are just wary of FHA loans because they used to more difficult than a conventional mortgage. In addition, the seller would incur extra expenses. In most cases this is no longer true.
They actually are pretty easy ( in most cases) and offer a good interest rate and little money down . I believe that they now require 3.5% down payment. Difficult to find many other mortgages like that today!
The best thing to do is to simply find out from the listing agent why. The seller does not have to accept the offer, even full price if they did not agree to FHA financing in the listing agreement.

Hi Graham,
Thank you for responding. This was not exactly the answer, I was looking for, but interesting. My listings do appear, submitted by a URL, and Postlets, but do not show up on my profile. I may look into the xml feed, but was more interested in figuring out why Trulia cannot sort postlets by agent or listings submitted by a URL.
Since you are close by, I may be interested in contacting you about your xml program you have developed that may work for our company site.
Have you worked on other RE sites?
