which neighborhoods are the best to invest in ?

Jeremie,
I believe your best bets are in South Miami and Coral Gables. If you are looking for an investment property that will have a high occupancy, an excellent rate of return, and will hold its value well, this is the area to be in. There are several reasons for this, but the proximity to the University of Miami is one of the main ones.
You can't do badly out in West Kendall, as close to Miami-Dade College, or by Florida Int'l University, either.

This is one of the better areas in Miami-Dade County. The property values in Coral Gables, have always been stronger, and more resilient to the market decline, even though they too have come down. You can get some excellent deals there now, and when the market recovers, many of us in the industry believe places like Coral Gables will be the ones leading the way back up.
It is and always will be a high quality neighborhood.

URGENT REAL ESTATE HELP

If you have made an offer which has not yet been accepted by the seller, and the "offer and acceptance" date on page 8 (assuming this is a FAR-9 contract) has passed, the contract is null and void. To be sure of this, write a letter or addendum expressing your desire to cancel the contract on those grounds.
Above all, consult a real estate lawyer, as none of us Realtors can officially interpret contract language, and I want to be clear here that this is NOT what I am doing. It sounds, on its face, like you are ok, though. A contract is not binding unless both parties have agreed to all terms by SIGNING and DELIVERING the signed contract. Until then, it is only an offer.
