Accreditation and Association
National Association of Realtors (REALTOR®). I have been admitted as a member to the local, state and national associations of Realtors. What this means for clients is that I don't just uphold a set of rules established by my member MLS, but I subscribe to the highest code of ethics in our industry, and support fair and affordable housing for all families and individuals.

Council of Residential Specialists Member. The Certified Residential Specialist (CRS) is the highest Designation awarded to sales associates in the residential sales field. The CRS Designation recognizes professional accomplishments in both experience and education. I am currently taking the required education to earn this distinguished designation.

Internet Marketing Specialist® (IMS). I have successfully completed the exclusive Windermere Internet Marketing Specialist® certification course. This gives me the unique ability and knowledge to use the most up to date technology, not just in communicating with my clients, but working with buyers and sellers in marketing their homes and finding their next home.

Windermere Standards of Practice. I have the pleasure of representing our Windermere office on the Pierce County Standards of Practice Committee. About Jason
My wife and I were both born and raised in Washington State. We love the Pacific Northwest and all it has to offer. When we're not assisting Pierce County residents with their real estate needs, we love to hike, travel and spend time with family, friends and our dog, Zoie. I also enjoy golfing, fly fishing and playing softball. We look forward to helping you and your family make the Puget Sound your home and your playground.

Is this home still for sale?

The listing contract for this home was cancelled on Wednesday, 11/12. It's possible that the owner may still want to sell it, though. They may be in the process of changing listing agents. If you'd like, I can find out what the owner's intentions are. Just let me know. - Fri Nov 14 2008, 07:43

Asking you to be "pre-approved" before showing their home in our market is rather restrictive Amy. Asking you to be pre-approved when submitting an offer to purchase would be rather normal, and in all party's best interest. If you are serious about seeing this home, then you can't go wrong by getting pre-approved.

It should take little time to get pre-approved with a lender, which will allow you to look at this home you're seriously interested in, and should not affect your credit score, assuming that you limit your inquiries to only a couple of lenders within a time frame of 30 days.

I respect your opinion but I respectfully disagree with you. This is not a matter of hand sitting for myself, Julie or any other Realtor that may comment. With state licensing and participation in the National Association of Realtors come a set of laws and rules, as well as meaningful penalties for willfully or negligently ignoring those rules. To say that erring on the side of caution is hand sitting, I guess, is a matter of interpretation, especially when my reputation and my ability to practice are at stake.

It's my belief that your comment is slightly out of context. Let's look at the entire paragraph that you quote: "Realizing that cooperation with other real estate professionals promotes
the best interests of those who utilize their services, REALTORS® urge
exclusive representation of clients; do not attempt to gain any unfair
advantage over their competitors; and they refrain from making
unsolicited comments about other practitioners. In instances where their
opinion is sought, or where REALTORS® believe that comment is
necessary, their opinion is offered in an objective, professional manner,
uninfluenced by any personal motivation or potential advantage or gain."

The focus of this paragraph, in my opinion, is in regards to Realtors cooperating amongst one another and encouraging consumers to contract with their Realtor of choice. In the paragraph prior to the one I quoted, it also states, "...REALTORS® continuously strive to become and remain informed on issues affecting real estate and, as knowledgeable professionals, they willingly share the fruit of their experience and study with others." If we were to take this Preamble statement out of context, apply it to this and countless other Trulia questions and situations in public, we would still be ignoring Article 16: REALTORS® shall not engage in any practice or take any action inconsistent with exclusive representation or exclusive brokerage relationship agreements that other REALTORS® have with clients.

When Ira stated, "My realtor says...", the implication is that Ira is represented. If Ira were to return to this Q&A and state that there is no Agency Agreement or Contract that binds Ira to this Realtor, then I would find no more pleasure than attempting to help Ira. Why would I possibly want to sit on my hands and not help Ira, being that I make a living representing buyers and sellers?

So, Ira, the ball is in your court. Gene's comment required clarification of our actions, and to help you, we would require a clarification of your relationship with your Realtor.

Ira, by Code, Realtors have to respect the representation that other Realtors have with their clients. Because you state that you have a Realtor you're working with, my recommendation would be to continue the conversation with your Realtor, or let them know you won't be working with them any longer and seek other representation. - Mon Aug 25 2008, 23:51

Looks like similar homes are selling between $190k and $220k. If you click on the "web references" link, you'll see a report based on 1mi radius from your home, 3br/2ba, 1000-1400 sq ft, sold in the last three months.
