Each lender is different,some lenders have been very difficult in dealing with,and they take their own sweet time.My partner and I have found out that one key is to always call them back,over and over,they are not going to contact you until the last minute! If you dont get a answer from anyone,or if they say you are missing something that you have sent in 10 times then just call back and talk to another person,you will get a different answer from them everytime! Always keep a paper trail,and make sure all your paperwork is in to them,dont leave anything out! - Sun May 25 2008, 20:06

Assesed value nowdays should not even be in the calculation as to what a home or property is worth! The best bet is to have your Realtor do a market analysis on the property that you are interested in,and they will be able to determine if it is priced correctly,overpriced,or a great deal! Tax assesed value is just as it sais,it is used to determine what your taxes are going to be,not the resale value of a home!

Since you have Real Estate agents as friends,then I am sure that you have heard horror stories of how some have worked so hard for months or even years with someone,and not have a contract signed,and have gotten burned in the end! (WOULD YOU WORK FOR FREE)?? WHY WOULD I TAKE A CHANCE WITH A FSBO,WITH NOTHING SIGNED TO PROTECT ME THAT I WILL GET PAID?? NO WAY !! As a Agent for 22 years now,I have learned never to show a FSBO unless I get a listing signed! We work to hard to be showing properties to potential buyers without a signed listing that I will get paid!!!!!! Anyway,I think I made my point! Thank God there are enough listings out there for our buyers to choose from,that we don't have to resort to showing FSBO'S! Sounds like your one of the VERY FEW that have had good luck selling your properties on your own,I hope your luck continues,and does not run out without the protection of a PRO. - Wed Apr 23 2008, 07:12
