Is this the real price? Is this an error?

This is the real price for a furnished home in Paradise Valley and it is a monthly fee. I have cut and paste the realtors comments to show that it could be rented year round for $10,000 a month compared to $12,000 during the winter season.

You can not ask for a check back for that is now NOT allowed with lenders but if you have a savy and well experienced agent it can be negotiated in the price. I recently did just that where I negotiated on her behalf and we not only got her entire downmayment covered but also all of her closing costs. She only came out of pocket $340 and that was for the home inspection.
It can be done but you will still be paying the $180,000 and that price will not be reduced later in escrow.
Check out some newer loan programs offered by FHA namely the Nehemiah programs

I liive and sell in Zip code 85286 but did not sell either one of these homes listed. As a strong listing agent my job is to bring buyers to my liisting by marketing and exposure and pricing the property to get shown. If you would like to discuss your situation with me - feel free to look me up or check out my website. As a Real Estate Broker for the Phoenix area I would advise that you interview a couple of agents to see what their experience is for the listings and if they are familiar with the area of your investment property. I have helped many investors buy and sell in the Surprise area and we also help them with leasing their investments with our Property Management Division. I would tell you that depending on when you bought your property - the timing is critical for you to get back even what you paid for the property. If you bought in 2005 forward - the current value might not be there for you to get back what you paid for it and with competition being what it is- the property might take a while to sell.
I would again have you discuss your selling needs with a Realtor who can evaluate your situation and get you their professional opinion on what has to happen AND not tell you what you want to hear. - Mon Jan 14 2008, 15:29
