About Me
I am originally from New York and have resided in Arizona for 5 years. I graduated with a bachelor’s degree in psychology and a minor in women’s studies from Marymount College, Fordham University. While vacationing in Arizona, I fell in love with the “Valley of the Sun” and knew in my heart that I was moving there. While doing research on the Grand Canyon State I read about the huge population growth and the job opportunities that were available here and that’s when I made my decision to move to Arizona. The first year I was living here I became a licensed realtor and loan officer. Through my contacts I met a multi-million dollar real estate producer who inspired me and I quickly became his licensed executive assistant and helped him close over 1,000 home purchases. I realized the potential of the real estate industry and it became my passion. Now that I am on my own, I have sold many houses to family, friends and investors and would like to offer my services to you.

Media on Real Estate vs Facts. Should I buy now?

Hi Donna

Deborah is correct in saying that what is going on in the real estate market is area sensative.
Here in the Phoenix Metro area, it is a great time to buy. Prices have come down anywhere from $70k - $150+ which is significant from prices 2 years ago.
The great thing about Arizona is even though are housing market has come down our retail/commercial developments are still thriving. Arizona has 9,000 people a month moving here from all over the country/world. We were not prepared for all of this growth so we are playing catch up with retail/commericial, new freeways and roadways in all areas, a new light rail that is in it's final stages.
We are a growing city. No one has that crystal ball to see for sure but even if prices were to come down more it would not be as significant as how much it's come down already. Real Estate is no longer a quick fix. Real Estate is a long term investment due in part to the cycles Deborah mentioned. Dependant on some areas NOW is a great time to buy and you will gain equity...in due time. 4-5+ years

I'm unaware of your last question but it would depend on how much you paid or refiananced for. What is at the tipy top of the market or in the middle. What are comps going for now? These #s would determine how much of a short sale it would be. I've seen it ranging from $30,000 - 200,000+

Did you purchase at Copper Leaf? I just spoke with a Trend home representative. They are starting to build in the next couple of weeks. The loan interest rates are down right now. Were you in a My Community loan? You can do an FHA loan and get it done if so. You definitely have options, call teh builder. i'm sure they'd be willing to work with you.

Yes, get your earnest money back and find a new home. There are plenty of great deals going on right now that you should not be held up in moving forward in your home purcahse. They are filing/have filed BK and there is no guarantee that they will even proceed and when. Did you have an agent working for you? They would be able to help you moreso. In your contract there are terms that you need to check out. Read your contract. I'm not sure how easy it will be to get your earnest money back, hopefully you won't need a lawyer. I would have to agree with Jay, I wish I had a crystal ball to say exactly. What we can all tell you is that prices have come down anywhere from $60k to $150k +. If you buy now or wait a few months, it will still be a great deal. The good thing about Phoenix is there are still tons of people moving here. We are now 5th largest city in the US. We pushed Philadelphia into 6th place. The values will come back around to where they were 2-3 years ago in due time. Before the big boom Phoenix was averaging 6-7% equity a year, that is great! You don't find many opportunities to earn that much on your money. 43% in one year is unheard of and when you think about it not very practical hence the market we are dealing with today.
Even though housing has slowed down, retail and commerical development are still moving forward. There is tons of develpment still going on in the Phoenix Metro area. Check out my website for more information.

It all really depends. Right now it's a buyer's market not quite like Texas but if she's looking for a condo in Scottsdale. There are tons of options within your price range. There is also areas like Chandler or Ahwautukee that are nice areas and affordable.
