About Me
Central Phoenix resident since 1982, in real estate since 1998 first as an investor then as both an investor and REALTOR. I work with my partner Joanna Zajusz. We're both originally from Poland and we visit there and invest in Poland as well. Our experience extends from single family home transactions to fix/flip, rehabbing, holding for cash flow, redevelopment and infill with both single family homes and small multifamily income properties.

Our current passion is to explore the changing central Phoenix scene on foot and on bike. Its amazing what you can find and see when you get out of a car. At lease I am amazed at how rich Phoenix Downtown, Midtown and Uptown is. In fact well be sharing our exploration at RealEstateConfluence.com

I studied at ASU and I also hold a CCIM designation (Certified Commercial Investment Member) as well as some other designations.

My other language is Polish, and I did study Russian and I have been studying French, but that is going slow now.

PRINT ADS V. INTERNET

Artur Ciesielski answered:
Seems like the focus is on buyers finding homes on the Internet. We get the bulk of our business from online advertising: mainly our blogsite.

What about sellers? Seems like some of the more successful listing agents in my market use print advertising but it's not in the large metro papers but the more focused neighborhood papers that deliver 20-40K copies.

I will probably do a trial print run - 1 to 2 years - in combination with heavy online targeting to see if it works on generating some more listings. - Thu Nov 6 2008, 07:04

Why would I keep my house if I am so upside down in it?

Artur Ciesielski answered:
That seems to be a strategy many people are considering. If you consider the consequences of doing what you propose and they are not too excessive then, maybe, just maybe... - Wed Oct 29 2008, 11:09

Consider attending a meeting or joining the Arizona Real Estate Investors Association (AZREIA), the link is below. There you can talk to people who are actually flipping now and others who have refrained from doing it in this market. - Thu Oct 2 2008, 07:01
It's certainly possible to flip in this market. People make money in every market: but, unless you're very experienced with the nuances it's very risky. You would need to buy very low, low enough to compete in a declining market: there needs to be a very big spread. - Wed Oct 1 2008, 21:34
