About Me
I grew up in the Valley of the Sun and have a resident's in-depth knowledge of North Central Phoenix, North Scottsdale and the near Northwest Valley.

I hold a degree in Library and Information Sciences, and served as a public school Media Specialist in Pennsylvania for 5 years. Later I managed risk reduction for a Philadelphia parking management firm. In 2001, I returned to Phoenix and served as a paralegal to one of the region's top trademark attorneys.

I’m an avid home cook, and enjoy strength training and kickboxing. In my spare time I try to stay active in Phoenix politics. I maintain a real estate blog, and have written several children's books featuring a trio of crime-fighting cats.

Yep. I've got one, brand spanking new. Finding the time is a challenge. Whoever said you could be a Realtor, have a family and still have a life - they were certainly lying. ;-)

I agree w/ Patrick, Robert. All real estate is local - including property values. Find a couple of local commercial Realtors in your area with experience in this sort of property. I agree w/ most of the posts here - I've just never seen this done by a Realtor I've known or heard about.

One other piece of info that I believe was not mentioned below is the built-in check-and-balance system: The appraiser chosen by your lender reviews the deal, including the purchase price. After you (and hopefully your Realtor ) negotiate a price with the seller, your lender will send in an appraiser. If anyone involved had artificially inflated the purchase price, the appraiser would almost certainly come back with a report that says, in so many words, "it's not worth what you've agreed to pay for it." Then you're back to the negotiating table to agree with the seller on a new, lower price, or agree to let the deal go and find another home. But be careful here: if prices in your hometown are generally falling, appraisers & buyers & sellers can have a hard time nailing down the "right" price.

Ultimately, you hire a Realtor for the market knowledge and market experience they have, just like when you hire an attorney or an accountant or choose a doctor. Ask questions about their experiences and trust your gut - you'll choose the right representative for you, even if that person is you. - Mon Sep 3 2007, 22:33

How important is it to have your home Staged in today's market?

I agree w/ Ute - it's the icing on the cake. But if the cake isn't appetizing to begin with, icing won't help much. In other words, if you've got good location, the home is well maintained, it's got a desirable floorplan, and most importantly it's priced competitively, then staging can only help. If you're missing one of these fundamentals, staging can't hide that. In my town, sellers are struggling. I tell them, "Staging will help you sell faster. And since our prices are declining, fast is good. Extended time spent on the market equals money out the door." - Mon Sep 3 2007, 22:10
