I think Mr. Bailey hit many points, as did the other who answered your question. However, without knowing your situation, I can tell you that what I have read from the answers here is what I would also recommend. LOWER your list price. If you cannot afford to do that, then expect to sit on the market longer.
It may not be what you want to hear, but it is the truth. If you cannot compete with Short Sale, and Lender Owned property prices, you will be sitting on the market until they sell. I know most homeowners cannot afford to price their home that low. However, if you do not lower you list price by at least 5% you will probably be waiting for your current home to sell well beyond your new homes completion.
In addition, the backyard pictures should be updated. If you grass is green, have your agent take a new picture and replace the old one. Remember that a higher end home, and higher end home buyers expect more for their money. Staging your home, and having a Video tour, and some other avenues might help as well.
Another agent here said that people are trying to find a steal of a deal. And I agree. That is why we all recommend a price reduction. After you lower your price talk with your realtor and find out what he has done to market the home and see what other avenues you can take to market you home to higher end home buyers. - Sun Mar 23 2008, 10:55

Currently I have a listing that is $199,000. Also I know of new home builds throughout the valley that are below $200,000. The big question is where do you want to stay. Schools, well that's something you might want to research and pick for yourself. I have included a link below to help your search for a great school. Also I have left a link to my website where you can search for homes.
No one will be able to make your decisions for you but you can also help by giving us a little more information to help us narrow our searches. I would be happy to send you lists of homes that are for sale under $200,000 however, that list will be very big. I suggest contacting me or another agent so we can begin to search for a home.

Financing is tough, but not extinct. You may need additional funds, but you probably qualify for another loan for an investment.

I have included the website for the Maricopa County Treasurers tax liens. The sale will be held a day before my birthday, February 1st 2008. However, you can start searching for parcels on January 17, 2008 when the parcels become available for preview.
Are you interested in investing on foreclosures? Because there are literally hundreds and thousands of homes for sale that did not sell at the court house auctions. Patric has had good advice, Take a loss or Wait. That's the only real options in this market. It is sad to say this but, you may be better of waiting to sell unless you have sell. - Sat Dec 8 2007, 12:25
