About Me
Real Estate is part art and part skill. I know the Phoenix, AZ market not only as a real estate agent but also as someone who has bought and sold my own real estate for investment purposes. I love the art of a deal and know how to make it work to your advantage. My approach covers it all:

FIND the right property in the right location that meets your needs.

NEGOTIATE the right price for the property using not just comps but other non-published techniques.

INSPECT the property and be sure its solid. LOOKS CAN BE DECEIVING. I have the right team of inspector contacts to help you identify problems upfront and if need be determine the cost of correcting them BEFORE THEY ARE YOUR PROBLEMS.

ESTIMATE the cost of repairs or improvements. Whether it's new paint, a new roof, new AC units, replastering a pool, new tile or carpeting or even appliances. I have resources and knowledge on how to get that property JUST RIGHT for you.

APPRAISE the property to be sure you can leverage the purchase with the right lender and have identified all the benefits of proper appraisals.

FINANCE the right property. In this market, having the right financing in place not only allows the buyer to negotiate the best price, but it helps you save Thousands of Dollars in the long run. And it helps you get the property closed on time, for the right price, in the best possible condition.

CLOSE the right property. The process doesn't end with the accepted offer, it doesn't end with the inspection, appraisal or financing. It ends when you close on time, with the best and most creative Title companies. My resources here will help you close on time, with as little expense, as little inconvenience and using the best technologies available to Out of State buyers. AND, if you are buying and Selling, I make sure you get special discounts often not asked about.

Don't rely on just another pretty face. Buying or selling real estate is a BUSINESS DEAL. You need the expertise of someone who not only knows the market- but has done it successfully on their own. You need an EXPERT. THAT'S ME.

AREAS OF FOCUS
GEOGRAPHIC. I have sold real estate in the entire Phoenix, AZ area including the outlying areas of Surprise, Goodyear, Arizona City, Show Low, Kingman, Queen Creek and Florence. I am also very expert in the immediate areas of Phoenix, including Central City, Tempe, Chandler, Ahwatukee, Maryvale, Arcadia, Scottsdale and Mesa.

TYPES OF PROPERTIES. Although I am most expert in single family homes, I have done work with land, horse properties, multi-family dwellings, condominiums, cabins, second homes, manufactered homes and even commercial listings.

TYPES OF SELLERS. I have done the gammit. From individual sellers, who wish to downsize or relocate, to those who has been forced to avoid financial hardship, pre-foreclosures, short sales, foreclosures, HUD homes, bank-owned properties and straight out REOs. I work with all people.

TYPES OF BUYERS. From individuals who wish to relocate to Phoenix or Arizona, to those looking for second homes, homes for their children, investment properties, real estate bargains, part-time homes or homes that will be rented now and later used as their primary residence. My skills allow me to work with the most savvy investor. BUT, my skills at being a good listener and patient and detailed-oriented professional mean that I know what's important and will share that with anyone. I'm particuarly helpful to the first-time homebuyer who needs that extra guidance- that will mean big savings in a lower price, avoidance of problems with the property and the right and least expensive financing.

Interested in buying a "short sale" home.

Short sales are not meant to be "bait & switch". The short-sales I have represented buyers on this year were all purchased for less than the listing price. Yes there have been times where multiple offers on a 'low' priced home has driven up the price but we moved on to the next property but with each client we found an even better home at a better price.
The bank that is reviewing the offer does not know who "knows the system" they are only looking at which offer is most likely to close at the highest price. That is their only concern.
The Realtor you are working with has an ethical obligation to represent your best interests. If an agent steers you away from a home for a higher commision one, that is not in your best interest.
The time and intensive part of a short sale lies with the listing agent not the buyers agent.

You were definitely pressured and I would think that the agent is not acting in your best interest.
Writing an offer does not "LOCK" your interest rate with your lender. The interest rate is based on your qualifications not the homes. I have one important question to ask you, "How do you know that this home is a good deal?" If you feel that you could do better you probably could given you have only seen 2 homes.
