Questions about buying Phoenix Foreclosures

Here are some answers that I hope you find useful, I specialize in Bank Owned Properties and have dealt with many different banks all over the Valley:

1.) Typically, yes-there are many factors that go into what the bank lists the property for, an experienced REO agent can guide you in the right direction. All bank operate differently, some things you may want to examine for starters are: days on market (typically the longer a home has been listed, the more flexible the bank is on price), what other REOs are selling for, how many offers have been presented previously, etc.

2.) I have not heard of a bank accepting an offer in that manner, they usually want to get the property off their books so financing the property wouldn't accomplish that.

3.) Most likely the comps in the area will be the biggest factor.

It sounds like you want to pay cash but with interest rates being at a historical low, it would be an excellent time to put 20% down on several REOs, giving you some leverage.

That is strange, I think Linda's answer makes a lot of sense. There could be extenuating circumstances here or he could have just been given some bad info. If he was that excited about it though, I would think he would double check the offer situation with the listing agent, especially if you had shown some strong interest in the home. I would have a detailed conversation w/ him if I were in your position and try to find out exactly what he was told and by whom... - Sat Jan 3 2009, 09:12

Every bank is different but the listing agent should be able to provide your agent with at least an email acceptance until the contract is signed. Did the bank send you their addendum yet? If not, it will probably come in the form of a counter offer. Have your agent follow up daily, in my experience with REOs "The squeaky wheel gets the grease"---the more proactive you are, usually the quicker the response time. - Wed Dec 10 2008, 12:40

Hi Treyce,

The information previously provided is correct, that is scheduled for Trustee's Sale on 1/9/09. It will most likely revert back to the bank who holds the 1st mortgage since there most likely is negative equity in the home. That is why it is uncommon for homes to sell at the Trustee's Sale, the previous loan balance plus legal fees and foreclosure costs make up the minimum bid---and if there were equity in the home, the seller would have sold it and avoided foreclosure altogether. Buying a home at Trustee's Sale does not provide you with Title Insurance plus there still may be someone occupying the home, making it difficult to view the property beforehand. This is why buying a bank owned home on the MLS is usually a better way to go.

There are many factors to consider and each bank has a different formula. I sell bank owned homes with several different financial institutions and they all have their "way" of doing things. When deciding on what to offer, first question is to make sure that there are currently no offers on the home. If there are offers, working with an experienced REO agent is very helpful in determining the best course of action to take. Some other factors ito consider: How long has the home been listed? Has it been listed before with another agent? What are foreclosures selling for in the area? Is the market foreclosure driven? Are repairs needed? Typically the good foreclosures go fast when they are priced well and you may get into a bidding war if it's a nice property.

In some cases banks WILL make repairs to qualify the home for financing. I've been successful in encouraging banks to repair items ranging from roofs to a/c units. As for a rule of thumb, I wouldn't quote you percentages but when days on market increase, typically the banks negotiating room increases as well. Properties that are on the market for 90+ days are usually going to sell for a higher percentage under list than a new to market property.
