About Me
I have been in real estate in the Phoenix area for over 15 years. I still love helping people with their real estate needs. I specialize in the East Valley such as Ahwatukee, Chandler, Tempe, South Mountain and Gilbert.
I have had my brokers license for over 10 years also. I was just certified as a Negoitiation Expert. This helps me in buying and selling properties for my clients. They get more!
It is a great time to get into the market in Phoenix. Especially the 1st time buyers, move-up buyers and investors. We have 'bottomed out' here is Phoenix, as they say, but still a lot of good buys out there. The rates are great too. I have a lot of experience in pre-foreclosures too. Your bad credit will still count even if you have a co-signer. You would be better to have the person(s) to buy the property for you. You can pay them direct monthly . You can take the interest writeoff or you can split it with the persons.Depending on your credit you may be able to buy together on FHA financing as they really don't go by the credit score like conventional does for loans. YOur best bet is to contact lender and see, instead of wondering. You do nopt want to miss out on the market and interest rates. FHA has programs with not down or closing costs using Seller's assistance. It would be hard to know what the problem is without more info. However a listing that has been on the market and not a single showing in 30 days is probalby is priced too high. In this market you need to look the best and be the best price or a least not over the median price. Remember if no one sees your home you can't sell it. It sounds like an okay price, but.... I have lived and worked in this area for over 16 years. There are different areas in Ahwatukee, but pretty much the same type. The older part is around 48th St and Elliott. There is retirement living and homes as old as in the late 70's. There are also custom areas closer to the preserve over $$$3M mark.This is closer to freeway and city. Mt Park Ranch starts at 48th/Ray and goes up to about 28th Street. As you get higher and closer to the mountains(around 24th St/Chandler Blvd) it becomes The Foothills. That is the area where I used to live.You can still buy smaller homes starting at $250,000 in this market. The oldest home is built in the late 80's. Homes go into the millions with great mountain views. The area is surrounded by mountains and perserve. Very natural vegitation and 2 golf courses in the area too.
