With home improvement skills I learned from my father in my early teens, I was hired to work for a luxury home-remodeling company in Mission Viejo, California. We worked in areas such as San Clemente, Laguna Beach, Del Mar, and other San Diego costal communities. While there, I learned an attention to detail and to exceed the expectations of our clients by providing quality craftsmanship and exceptional service.
In 1989, I relocated to the Wasatch Mountains in Park City, Utah to expand my knowledge on home design and construction. Under an apprenticeship with carpenter Eric Moser, I learned timber-frame construction and fine carpentry skills on mountain ski homes in the luxury resort areas of Utah. I was drawn again to the attention to detail and perfection that was demanded of me.
Taking the knowledge and strong work ethic I acquired in the construction industry, I pushed myself to take the next step and move into property investments for myself. I purchase Victorian and pre-statehood homes to remodel, refurbish, and resuscitate in the downtown Salt Lake City area. Once these dilapidated structures were transformed with modern amenities and preservation of their historic charm, they were rented as quality duplexes and single-family homes. After many successful projects, I expanded my rescue efforts with additional homes and a doomed six-plex. My last restoration venture in Salt Lake City involved a penthouse condominium at the heart of downtown. Built in 1919, the historic 9-story Belvedere Hotel was one of the first major structures with electricity. THe high-end penthouse renovation took two full years and brought needed interest to the fading building as a appealing choice to the downtown scene. During my decade and a half stay in Utah, I also joined Park City area homebuilder, Mike Mercer and Aerie Construction to create an LLC to speculate custom vacation estates.
Now having moved to Arizona, I have chosen to move away from the construction and leasing side of Real Estate, and focus my energy on residential home sales and investment income producing property.

Your closing costs will depend on the area you live in and vary based on tax rates, insurance costs, title charges, and recording fees. Inspection costs and home warrenties are also items you need to factor in. Even though you are paying cash for your home, you should consider an appraisal to ensure it is reasonable for the area. You should consider appraisal and inspection contingencies on your offer.
A REALTOR or Title Agency in your area should be able to create a NET SHEET so you will not be surprised by any additional costs and fees.

Most of my buyers do look for corner lots in quiet areas and I find they can command a higher asking and sales price.
I grew up on a corner lot and live on a corner lot now. I have lived on non-corner lots and would most likely never live on a non-corner lot.
Yes, there is an issue with children on corner lots; however, in quiet neighborhoods, this should not be much of an issue. - Thu Apr 24 2008, 17:18
