In my opinion when you are buying a vacation home you want to be near the top entertainment and dinning destinations, most people would consider that to be Scottsdale/N Phoenix. With that in mind my recommendations are:
My family and I own two Vacation rentals in Lake Havasu and enjoy them greatly. Lake Havasu is primarily occupied by seasonal residents (snowbirds) but is evolving into a “year round community”. When we were looking for our vacation homes I searched Kingman, Bullhead City, Parker and Lake Havasu. When it was all said and done Lake Havasu seemed to have the most to offer. We love the lake and parks, in addition Lake Havasu has a number of big events during the fall and winter. Our homes don’t have pools but the kids love going to the close by aquatic center. Finding them is easy; but learning more about their situation is tedious work. You may want to try the company I've listed below. They existed before the foreclosure boom and have a lot of experience. You'll want to ask if they can find out a) how much the mortgage payoff is and b) if the owner has any second mortgages. - Fri May 16 2008, 18:53

Most of the information given here is correct - offering to take over someone's note and make up the back payments could be a risky move. It's unfortunate, but sellers 'in distress' are not in the best position to make huge life changing decisions, and they may leave some information out. You could get half way through the sale and realize there are defaulted taxes, HOA payments, liens, way more than you ever anticipated. If you are looking for a home to live in, but you don't want to pay too high a price, there are plenty of homes for sale that have been cared for by the owner, but are still a good price. You may want to look for a fixer upper; it might not be labeled as such, but something that has a dated kitchen and flooring could be a great deal in this market.

Hello Gary! Defintely consult your accountant on the tax implications. Unfortunately, if you ask 3 different Realtors, you will get 3 different answers, as we all have our own tax experiences!
