The Urban Team is a consortium of people who love executing incredible real estate transactions. The foundation of the team is the Brothers Urban… Ron & Gene. HOW IS OUR GOAL ACHIEVED?
We use a three step approach we call Leopard, Blizzard, Real Magic
Leopard: Think about a leopard. It starts out quietly listening, observing, being present. We think that is a good model for real estate too. Being leopard-like allows us to leap into action with the right knowledge of your wants and needs.
Blizzard: Close your eyes. Imagine sitting in a comfy chair; A restful fire nearby. Outside you see the splendor of a blizzard. "What a blessing the Urban brothers have been to us! We had been shown several homes by a couple of other Realtors last spring. In each case we were simply taken to the homes and told to look around and see what we liked.
Then we were introduced to Ron & Gene, WOW, it was different from the very beginning. They sat down with us and asked us our likes and dislikes in a home. They entered the information in a computer and presented us with a print out that gave them and us a database to work with.

This question provides a great opportunity to others who read posts on this site. Like many agents, we advise homebuyers to secure personal representation prior to searching for homes. How many buyers have walked into an open house not understaning the ramifications of procuring cause and dual agency?
Once again, if you are looking to buy a home, interview and hire an agent to purly represent your interests prior to ever looking at properties. Learn about their skills; ask for references and call these people. Having a skilled professional on your side is a huge edge. If you do go out looking on your own, tell the agent at the open house or builder's project that you are being professionally represented.
Finally, I know NAR promotes the use of buyer/broker agreements. I feel that if an agent does great work, takes the time to earn trust and respect, the agreement is unnecessary. We've never used one and have never had a client leave to work on their own. By their own choice, they stay were they feel safe, well represented and recognize our value. - Sun Jun 29 2008, 10:55

I have a few questions:
Can you name the areas of the Arizona Residential Contract that have time line performance requirements?
What are considered warranted items?
What can happen to your earnest money if you fail to respond to a cure notice?
What is a good faith estimate?
How long do you have to perform your inspections?
Is taking a wrap a good idea?
What is E&O?
Does an As Is addendum take away all repair requirements?
What is a SPDS form?
How long are you protected if a land affidavit is not provided on a required property?
What parts of a real estate transaction can be binding verbal agreements?
These are but a few of the hundreds of questions a good agent has to be able to answer. Failure can cost money, court time, frustration and more.

Since Phoenix and Las Vegas have such similar weather I have to ask why a vacation home here? I live here but I have my vacation home in Santa Barbara, CA. I could help get you into a nice home in Santa Barbara and you would be delighted with the area, weather, culture and all.
If you are set on the Greater Phoenix market, I'd have to agree with Tammy. Do a bit of research on top golf courses; come down here and play for a week; find a course you like and choose a residential golf community based on what you are really coming here for... play!!
If you don't find a course you like in the first week, repeat the process until you do. We have enough courses you could make a career and write a book about the experience. - Thu Jun 19 2008, 08:49

I would agree with Erica who gave a previous answer. She mentioned Fountain Hills. I take it you are from Ventura... I have a second home in Santa Barbara and have spent a lot of time in Ventura as well.... love the area.
Fountain Hills feels a bit like some of the back hills areas around Agoura Hills, and TO. The mountain views are different because they are less hilly and more vast. The area, Fountain Hills, has it's own charm and remote feeling. The town itself has a small town sense about it as well. Hiking, golf, biking and such are plentiful.
Fountain Hills is located outside the main city, so if attending sporting games, symphonies and such are also a priority I'd modify this suggestion. A longer conversation about your lifestyle would clarify much and help pin point a location. Since I moved from Southern California 24 years ago I've lived in many parts of the Greater Phoenix area and can offer the wisdom of experience.

Dear Michel,
As many have said, there are a number of choices. I'd first check on financing. We are working with a number of Canadian buyers (we like Canadians) and have found some issues from RBC and other lenders that may be of concern. I'd contact your banker and make sure you won't have a glitch. You'll also want to get a tax id number as this issue comes up often and takes time to correct.
Regarding homes, there are a number of options. What we like to do is send you a two page questionnaire that looks at the lifestyle considerations as well as what you want in a home. Being close to an airport is one of your considerations, but day to day living opportunities are likely more important as well as what you are looking for in a community.
Finding the right home for you and your wife is a process of learning and can not be answered properly in this forum. There are too many considerations and we only have one shot at finding you the absolutely perfect home.
