Bio:
Work Experience: As a Valley Resident since 1984 I have a real passion for my city and its growth! I began my Real Estate career in Commercial Real Estate Investments after completing my degree at Arizona State. I switched to Residential Real Estate for more personal client interaction. I utilized many skills from Commercial to become a Multi-Million Dollar Residential Producer for the past four years in a row. I am experienced in Luxury Homes, Land, and all other residential resales.
I attribute much of my success to my necessity to stay on the cutting edge of the Real Estate Industry. I have also built an extensive network of effective business relationships to help match Buyers and Sellers. Equally as important is my core belief that my profession to truly be successful, should be enjoyable and fun permeating throughout my clients' entire Real Estate experience with me!
Commitment: My professionalism, knowledge, and enthusiasm has earned me the reputation of excellence, exceeding clients expectations both in the purchasing process and the creative marketing process. Listening to my clients is #1, and understanding their desires and concerns to help make informed decisions that equate to smart investing. My goal is that you will be so pleased with my services and passion for Real Estate, that you will refer me to your friends and family. Please ask me for a referral list of my most recent clients!
"Rosie was very aggressive with marketing my luxury home in Paradise Valley. She personally attended to every element of the process and was a real pleasure to work with. As a Senior Vice President of Mortgage Lending for Desert Hills Bank, I have over 13 years of mortgage lending experience and have worked with thousands of Real Estate agents all over the west coast. Rosie stood out above the rest because of her service level she provides to clients is second to none. Possessing a positive attitude and an excitement for her job that is almost contagious are the main reasons I choose to hire her to list my home for $3,495,000. I would highly recommend her to anyone else looking to buy or sell in AZ.

"Rosie was a very ambitious Realtor and flexible with her schedule which helped me find the right property in a short amount of time. Also she stood by my side, step-by-step through the whole process. Because of that, I closed on time and I was confident in my decision. I can't wait to work with her again in the future, and I will continue to refer her to my friends!
Thank you Rosie!

"We were incredibly impressed with Rosie's planning and organization. Every time she said she would be somewhere, do something or handle a problem. . . she did. Rosie was also a very knowledgeable resource when issues arose with our 14 day quick close. Time was critical since we were relocated from California with little notice, and weren't even sure we wanted to buy immediately. We needed to be efficient in our search for a home. She communicated often via e-mail before our trip, and provided us with a large number of places to look at online. She listened to us perfectly, and made modifications to our search including backup options for a rental. We found a home with a beautiful unique lot, and for quite a significant discount, that she did not hesitate to encourage us to go for it, despite it being less money than other places we liked. In addition, her personality is great, and it was fun looking for homes with her (trust us, that's not always the case). We have an incredible home in DC Ranch thanks to Rosie, and we feel we got great value for our money.

Rosie Derryberry answered:
Jon,
If I was a first time home buyer I would start by looking into an FHA loan. Every county has different FHA loan limits that they will lend up to. Recently many have increased! If you do not have enough money tucked away to put 20% down, not a problem. I just had a buyer close on a home doing an FHA Loan and the Seller agreed to "Gift" the down payment to my client (Buyer). Make sure that if the Seller agrees to do this, and increases the purchase price some to make up for "the Gift", that it will still appraise. We did not have any issues, but be aware.
Good Luck and Best Regards!

You can have an appraisal done, but I would suggest having a Realtor you know and trust, do a Comparative Market Analysis on your home (CMA). This will show you everything that is currently listed and has sold in the past 90 days or so. Most agents will do these complimentary. - Tue May 27 2008, 11:36
