About Me
I have been selling real estate in Philadelphia, Lower Bucks, and Lower Montgomery Counties since 2003. I earn a great deal of my business through referrals from my past clients. I think this is in large part to my approach to selling properties. I believe in learning exactly what my clients needs/wants are and then finding matches for their needs. I don't believe in "selling", I hate the hard sell approach. I don't want to be sold either! I make it my personal goal to find the right home for the buyer or the right buyer for the home. I have years of experience working as a contractor and I try to help each one of my clients understand how serious or trivial some home repairs can be. is this prperty still on market?

according to the mls this home is still active on the market. email me if you want me to send you the info on this home. looks like a nice home and the schools are ranked highly on trulia. you should see the interior photos and let me fill you in on some of the history of the home.

what is it about your condo that makes it incomparable? do you have special features or items that no other condo has in your developement? most condo communities have only a few models to choose from...if thats the case with your home than find out what the "vanilla box" condo has sold for recently and add your upgrades & inclsuions to the price. there is a buyer for every home, even if it has an indivual style. it may take longer than you expect to sell and you need to be reasonable with the market conditions. I would suggest talking with an experienced agent, if you know that obtaining a value will be tough then get an appraisal. your agent can help you market the home to potential buyers. We do not control the real estate market or the value of properties.

This is where I would start...what are comfortable mortgage payments? how much can you afford, will you be taking a roommate? i have mortgage calculators on my website...use them to get an idea of what you're comfortable with paying. remember you'll have to keep in mind that you may have condo/HOA dues in addition to your mortgage if you buy a younger townhome. A lot of people say they dont want to pay condo fees but i really think you'll want to keep an open mind here...see what is included in the fees and weigh the value. If i could pay $500 a month and have all my utilities paid, grass cut, snow shoveled, and building maintained i would be all over it.
I have been helping my clients find great homes for 6 years, i am experienced, but i dont work in NJ...so if you want a 2nd opinion just email me.

I have a client that is moving from philadelphia to yardley and I have been in 20 homes in the last few weeks, and a few of them have been REO's! yardley is large, is there a specific area/neighborhood you want? are you looking to purchase around $300,000? does that include any repairs you will need to make to the home? Let me know if I can be of help....have you considered corporate owned homes(Relo's)? they can also be great buys and they usually are in better condition.

Here's where to start...contact a real estate agent. You'll need an experienced agent to help guide you and to be sure the ball doesn't get dropped through the entire process. The are probably a lot of requirements you may not think of(u/o certs, tax certs, transfer taxes, county/township requirements, inspections, etc) that an experienced agent will help with.
Before you start you'll want to do a little research for yourself and decide which area and price range will work for you, do you qualify for the $7500 tax credit from the federal government?

I lead an active life, as we all do. Between work and family I do enjoy any type of sporting activity. Currently I play Ice Hockey with a great group of friends and I try to make time for at least one more physical activity a week. Leadership by example - I believe if you want others to do the right thing you need to set the example. Not only with your kids but the 100's of other people you see everyday. I recycle everything possible, I have been working on a compost bin, I live in the city...if i can do it you can too, I volunteer & coach. Every little bit helps make a big impact.
