Hey there. Also a single mother here so I completely understand trying to find a good neighborhood and school. Which can be very difficult in the city. May I recommend the University City area inside the Penn Alexander School Catchment.

You can definitely get more house for your money when you compare Center City to University City. You can even get a little backyard and some trees.

I work as a buyers agent in University City area. I also have a 2nd grader at Penn Alexander and was on the board for the HSA/PTA last year and am continuing as an HSA member this year.

Certificate of Occupancy

The title company who is supplying you with your title insurance and ordering all your documents (yes, the city HAS to issue you a Certificate of Occupancy in order for you to go to settlement) should be able to answer all of your questions. Are you working with your agents affiliated title company? Or have you chosen to find one on your own?

I agree with Ryan's points (well except that he would be the best to service your property, but hey we are competitors).

If you do choose to not list with an agent, as I see many investors choosing to market on their own these days, please be sure to email us. I work as an agent (and also live) in University City and I have many clients that are looking for a home in University City, but can't always afford the more expensive ones in the catchment. So they buy just outside the catchment hoping to move into the catchment in a few years when their children start school. This way they can reap all the benefits of University City and look towards the future as far as the catchment goes.
