"My mother lived in Philadelphia and my wife and I lived in Northern New
Jersey, 2 hours away. My mother agreed to move to an assisted living
facility close to us, and we needed to sell her condo.
I interviewed two agents from different agencies. The first was Steve
Lecco. He arrived at the appointed time. Looked at the condominium and
asked us what our goal was. We explained that we wanted to sell the
condo with the least amount of hassle. Steve recommended what work was
needed to be able to sell. He also recommended someone to do the work.
He established a price that he felt would make the condo attractive to
buyers. He sat down with us and spent a fair amount of time explaining
how Coldwell banker operated and that if we felt they were not
performing, we could cancel our arrangement with him. He explained the
paperwork in great detail and suggested a sellers warranty to make
things more attractive to buyers. Steve told us he would do whatever it
took to make it happen. I felt that I could trust Steve.
In contrast, the second agent arrived late. He reeked of tobacco smell,
which I felt was a turnoff to any prospects. He rushed through
everything without much explanation and left.
My decision was made. I set up an appointment with Steve to sign the
papers and he went to work for us.
He made sure the condo presented well. He met the carpet cleaning
company at the condo to let them in to clean the carpets. He checked on
the work we had done using the person he recommended.
Steve kept us informed every step of the way.
We go two offers within 60 days of putting the condo on the market.
Steve counseled us on the best offer to accept and got the ball
rolling. He handled all the details leading up to closing and made it
very easy for us in the process. Even though I was 2 hours away, it was
not difficult to do what was necessary right up until closing, using
email and fax, with Steve's help.
The closing went off on schedule and without a hitch.
Steve did exactly what he said he would do and got us the results we
were looking for, even in this depressed real estate market. He spent
the time every step of the way. He definitely went the extra mile for
us, and we couldn't be more pleased to have picked Steve to be our
agent. He was a pleasure to work with.

As a Realtor I have to explain to people all the time. If you have an agent represent you when you buy, the Seller pays the commission. Did you get that? Agent , paid by the seller , representing your interests for FREE. Win. Win. Why wouldn't you use a Realtor?
When Selling ask yourself this: How many homes have you sold? Most Realtors have seen the many problems that await the novice. Years of experience and great connections can save the average seller thousands more than they pay in commissions.
